The Lummis House (El Alisal)

Writer and editor Charles Fletcher Lummis spent more than a decade, from the late 1890s to 1910, building this house largely by hand from boulders gathered in the Arroyo Seco. It became a gathering place for the artists and writers of the Arroyo Arts and Crafts movement, and Lummis went on to found the Southwest Museum on the hill nearby. That handmade, Craftsman spirit still runs through Highland Park, home to one of the largest historic preservation zones in Los Angeles.

The homes

Highland Park is one of LA's oldest suburbs, settled along the Arroyo Seco in the late 1800s and built out through the 1920s. That shows in the houses: Craftsman bungalows with deep porches and tapered columns, Queen Anne and other Victorian homes, Mission Revival and Tudor touches, and plenty of 1920s Spanish. The Arts and Crafts movement was strong in the Arroyo, so many Craftsman homes here keep original woodwork, built-ins and river-rock details.

Much of the area falls within the Highland Park-Garvanza Historic Preservation Overlay Zone, the largest HPOZ in Los Angeles, with roughly 4,000 structures. The flatter streets near Figueroa and York have bungalows on modest lots plus duplexes and small courtyard buildings, while the hills toward Mount Washington, Garvanza and Hermon have hillside homes on sloped lots, many with views across the Arroyo.

The feel

  • North Figueroa and York Boulevard carry most of the shops and restaurants, including the Highland Park Bowl, a restored 1927 bowling alley with a full bar.
  • The Highland Theatre, a 1920s movie palace on Figueroa with a rooftop neon sign, is a City Historic-Cultural Monument, closed since 2024 and now under new ownership.
  • Sycamore Grove Park and the Arroyo Seco run along the area's east side, with shady picnic lawns and trails along the channel.
  • Debs Park covers a big hillside of open space just southeast, with trails and the Audubon Center, a nature center and bird habitat.

Eat, drink, shop

  • Hippo (N Figueroa St). A loosely Italian restaurant in a former post office, known for crudos and pastas. The Infatuation
  • Joy (York Blvd). A quick, counter-service Taiwanese spot with chicken rice, sandwiches and a thousand-layer egg pancake. The Infatuation
  • Villa's Tacos (N Figueroa St). Loaded tacos on blue corn tortillas with mesquite-grilled meats. Time Out
  • Mala Class (York Blvd). A tiny Sichuan restaurant, no reservations, known for its dan dan noodles. The Infatuation
  • Highly Likely (N Figueroa St). A cafe by day that turns into a sit-down dinner spot at night, with a backyard patio. The Infatuation
  • Goldburger (York Blvd). Thin, crispy-edged smashburgers in a small, no-frills room. The Infatuation

Getting around

The Metro A Line stops at Highland Park station near Figueroa and Avenue 57, with trains to Pasadena in one direction and Union Station and Downtown in the other. By car, the 110 (the historic Arroyo Seco Parkway) runs along the Arroyo to Downtown and Pasadena, each often 15 minutes off-peak, and the 2 and the 134 are close for Glendale and the Valley. The Westside usually takes 40 minutes or more.

What's new

  • Highland Theatre. The landmark theater on Figueroa closed in February 2024 after nearly a century. It sold in early 2026 to new owners who plan to keep it as a community space, with a reopening expected in the coming years but no date set. (The Occidental)
  • A Line to Pomona. The A Line extension from Azusa to Pomona opened in September 2025, adding stations in Glendora, San Dimas, La Verne and Pomona, all reachable on a one-seat ride from Highland Park station. (Metro)
  • North Hollywood to Pasadena Bus Rapid Transit. A 19-mile line through neighboring Eagle Rock, mostly in dedicated bus lanes. Construction began in April 2026, and Metro is targeting service in time for the 2028 Olympics. (Metro)

Good to know

  • HPOZ review. In the Highland Park-Garvanza HPOZ, exterior changes visible from the street, such as windows, additions, porches and demolitions, generally need review under the zone's preservation plan. Check the City Planning page for the address before you plan work.
  • Hillside rules and fire zones. Homes in the hills can fall under the City's hillside regulations and in fire hazard severity zones, which can affect expansions and insurance. Check the specific address early.
  • City of LA rules apply, including rent stabilization on many pre-1978 multi-unit buildings and the City's transfer tax rules on higher-priced sales. Verify current thresholds with the City.
  • Old houses, old systems. Many homes are over 100 years old. Look closely at foundations, sewer lines, knob-and-tube wiring and retaining walls.
