Griffith Park and Griffith Observatory

Griffith J. Griffith donated more than 3,000 acres of his Rancho Los Feliz land to the city in December 1896, and his bequest later paid for Griffith Observatory, which opened in 1935. Today the park covers more than 4,000 acres right above Los Feliz Boulevard, and the Observatory's white domes are the neighborhood's skyline.

The homes

Los Feliz splits into two parts. North of Los Feliz Boulevard, the hills hold large 1920s and 1930s homes: Spanish Colonial Revival, Mediterranean, Tudor and English traditional, many on big lots with gated drives and city views. It's also home to landmark architecture, including Frank Lloyd Wright's Ennis House and Richard Neutra's Lovell Health House.

South of the boulevard, the flats are a mix of Spanish bungalows, 1920s duplexes, courtyard apartment buildings and condos. It's one of the few places in LA where a condo and a multi-million dollar estate can be a few minutes apart.

The feel

  • Griffith Park starts at the top of the neighborhood: more than 4,000 acres of trails, the Griffith Observatory, the Greek Theatre and the Old Zoo picnic area.
  • Vermont Avenue and Hillhurst Avenue are both lined with restaurants, coffee shops, bookstores and small boutiques.
  • The Vista Theatre, a 1920s single-screen movie house at Sunset and Hillhurst, still shows films.
  • Barnsdall Art Park and Wright's Hollyhock House sit just to the south.

Eat, drink, shop

  • Kismet (Hollywood Blvd). A light, airy room serving Middle Eastern inspired plates built on California produce. The Infatuation
  • All Time (Hillhurst Ave). An all-day cafe with a big patio, seasonal cooking and strong breakfasts. The Infatuation
  • Mírate (Vermont Ave). A multi-level Mexican spot for tacos, aguachiles and a deep agave list. Time Out
  • Yuca's (Hillhurst Ave). A tiny, decades-old taco stand known for cochinita pibil and a classic burger. It closes early. Time Out
  • House of Pies (Vermont Ave). An old-school diner with a long case of pies and the classic diner menu to go with it. Time Out
  • Ye Rustic Inn (Hillhurst Ave). A dark, old-school bar famous for its chicken wings and its jukebox. Time Out

Getting around

The Metro B Line stops at Vermont/Sunset and Vermont/Santa Monica, with direct trains to Hollywood, Universal City, North Hollywood and Downtown. By car, the 5 and the 101 are both close, and Burbank and Glendale are often 15 minutes away outside rush hour.

What's new

  • LA28 cycling at Griffith Park. For the 2028 Olympics, the road races (July 22 and 23) and the time trial (July 19, starting at the LA Zoo) are set to finish at Griffith Observatory. (UCI)
  • Hollywood Burbank Airport's new terminal. A new 14-gate terminal is scheduled to open on October 13, 2026, replacing the airport's older terminal. (ABC7)

Good to know

  • Fire zones. Much of the hillside area borders Griffith Park and falls in fire hazard severity zones. Get insurance quotes early on any hillside home.
  • Park traffic. Streets leading up to the Observatory and the Greek get busy on weekends and concert nights.
  • Older estates can mean older systems. Plan for sewer line, roof, electrical and foundation inspections.
  • City of LA rules apply, including hillside building limits and rent stabilization on many pre-1978 multi-unit buildings.
