Zip code 90026, Mar 2026 to May 2026, from the Redfin Data Center. 90026 also covers much of Silver Lake, so these figures blend the two neighborhoods. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

The anchor
Echo Park Lake

The lake began in 1868 as Reservoir No. 4, a water storage pond for the young city. After the land was given to the city for a park, superintendent Joseph Henry Tomlinson began landscaping it in 1892, and by 1895 it had a boathouse and the name Echo Park. The lotus beds arrived in the 1920s, and after a full restoration the lake reopened in 2013 as the green center of the neighborhood.

The homes

Echo Park is one of the oldest residential areas in Los Angeles, and the houses show it. Angelino Heights, on the neighborhood's eastern hill, holds rows of 1880s Queen Anne and Eastlake Victorians, with Carroll Avenue as its best-known block. Around them you'll find Craftsman bungalows, 1920s Spanish homes with tile roofs, and mid-century houses tucked into the steeper slopes.

Most lots are small and many are sloped, so homes often step up or down from the street with long stairways and views toward Downtown or the lake. The flatter streets near Sunset and Glendale Boulevard mix bungalows with duplexes, 1920s courtyard buildings and newer small-lot homes. If you love older houses, our Spanish homes guide is a good companion read.

The feel

  • Echo Park Lake sits at the center, with paddle boats, a lakeside path, the restored boathouse and lotus blooms that peak in summer.
  • Sunset Boulevard is the main street, lined with restaurants, bars, record and vintage shops, and small music venues like the Echo.
  • Elysian Park, set aside as parkland in 1886, covers the hills to the east with trails, picnic areas and big views, and Dodger Stadium sits in Chavez Ravine just beyond.
  • Hillside stairways link many of the steep streets, and Baxter Street is famous as one of the steepest roads in the city.

Eat, drink, shop

  • Donna's (Sunset Blvd). A lively red-sauce Italian room doing upgraded classics. The Infatuation
  • The Hummingbird (N Alvarado St). A casual Peruvian and Japanese ceviche bar with polished small plates at friendly prices. The Infatuation
  • Henrietta (Glendale Blvd). A small cafe with sandwiches at lunch and a cozy, more ambitious menu at dinner. The Infatuation
  • Tsubaki (Allison Ave). An izakaya known for yakitori, a deep sake list and crab fried rice. The Infatuation
  • Quarter Sheets Pizza Club (Portia St). A tiny shop turning out thick, buttery pan pizzas and standout desserts. The Infatuation
  • El Moro (Sunset Blvd). The Mexico City churro shop, frying churros to order under bright blue neon. The Infatuation

Getting around

Echo Park sits right at the edge of Downtown, which is often 10 minutes or less off-peak by the 101, the 110 or Sunset Boulevard. Glendale Boulevard runs north to the 2 freeway for Glendale and the Valley, and Silver Lake and Los Feliz are next door. The Westside usually takes 35 to 45 minutes or more. Hillside streets are narrow and street parking can be tight, especially on Dodger game days.

What's new

  • Olympic baseball at Dodger Stadium. In April 2025, LA28 named Dodger Stadium the baseball venue for the 2028 Olympic Games, which begin July 14, 2028. (USA Baseball)
  • A new home for Taix. The classic French restaurant on Sunset served its last meals in its old building in March 2026. The site is set to become a six-story mixed-use building with space for a new Taix, and the restaurant expects to be away for at least three and a half years. (The Eastsider)

Good to know

  • Angelino Heights HPOZ. Angelino Heights became the City's first Historic Preservation Overlay Zone in 1983, so exterior changes visible from the street generally need design review there.
  • Hillside rules and fire zones. Many hillside lots fall under the City's hillside regulations, and some streets near Elysian Park are in fire hazard severity zones, which can affect expansions and insurance. Check the specific address early.
  • Old houses, steep lots. Look closely at foundations, retaining walls, drainage, sewer lines and older wiring during inspections.
  • City of LA rules apply, including rent stabilization on many pre-1978 multi-unit buildings and the City's transfer tax on higher-priced sales. Verify current thresholds with the City.
