Atwater Village

Storybook and Spanish bungalows on flat streets, a lively strip along Glendale Boulevard, and the LA River with Griffith Park just across it.

The Tam O'Shanter

Lawrence Frank and Walter Van de Kamp opened a roadside stop here in 1922 on what is now Los Feliz Boulevard and hired film art director Harry Oliver, later the designer of the Witch's House in Beverly Hills, to give it a storybook look of steep roofs and heavy timber. Renamed the Tam O'Shanter Inn in 1925 after the Robert Burns poem, it became a regular lunch spot for Walt Disney and his animators, and it is still run by the same owners. It is one of the oldest restaurants in LA still in its original spot and a rare survivor of the 1920s Storybook style.

The homes

Atwater Village is a small, flat neighborhood tucked between the LA River and the city of Glendale, and most of it was built out in the 1920s to 1940s. The streets are lined with Spanish Colonial Revival bungalows with tile roofs and arched windows, storybook cottages with steep rooflines and rounded doors, and modest Traditional and Minimal Traditional homes. Many are two or three bedrooms on small lots, often around 5,000 square feet, with detached garages at the back.

Duplexes and small multi-unit buildings are mixed in throughout, which makes Atwater a common place to look for a property with a second unit. ADUs have become common on the deeper lots. North Atwater, near the river, also has a pocket of horse-zoned properties with access to the trails in Griffith Park.

The feel

  • Glendale Boulevard is the heart of the neighborhood, with independent bakeries, cafes, restaurants, wine shops and boutiques in low, older storefronts.
  • The LA River runs along the west edge, with a paved bike path and an equestrian trail on its banks and a cable-stayed bridge in North Atwater that carries bikes and horses across to Griffith Park.
  • Griffith Park is just across the river, with its golf courses, the LA Zoo, the Autry Museum and miles of trails.
  • The Sunday farmers market fills a lot just off Glendale Boulevard with produce, flowers and prepared food.

Eat, drink, shop

  • Bar Sinizki (Glendale Blvd). An all-day European bistro with pierogies, steak frites and a leafy patio. The Infatuation
  • Holy Basil (Glendale Blvd). Modern Thai cooking with dishes made only at this location, like wagyu grapow and crispy pork belly. The Infatuation
  • Spina (Glendale Blvd). A small Italian spot, no reservations, known for its short pasta menu and ricotta ravioli in brown butter. The Infatuation
  • Proof Bakery (Glendale Blvd). A neighborhood bakery known for croissants and pastries, plus sandwiches on baguette. The Infatuation
  • Tacos Villa Corona (Glendale Blvd). A tiny, old-school takeout counter known for some of LA's best breakfast burritos. The Infatuation
  • Bigfoot Lodge (Los Feliz Blvd). A woodsy, lodge-themed bar with good cocktails, karaoke and trivia nights. The Infatuation

Getting around

The 5 runs along the river on Atwater's west side and the 2 is just to the east, so Downtown is often 15 minutes off-peak, and Silver Lake, Los Feliz, Glendale and Burbank are all within about 10 to 15. Hollywood is typically 20 minutes, and the Westside 40 or more. Metrolink's Glendale station is just over the city line, and the river bike path runs south toward Elysian Valley.

What's new

  • LA River Path. Metro is planning a new bike and pedestrian path to close the gap in the river path from Elysian Valley south to Maywood. The draft environmental report came out in December 2025, a board vote on the preferred route is expected in fall 2026, and Metro lists 2031 for an initial phase. (Metro)
  • Taylor Yard G2. The City's plan to turn the 42-acre former rail yard just downriver into a river park is still in design and environmental review, with no opening date set; the Taylor Yard bike and pedestrian bridge nearby opened in 2022. (City of LA)
  • Hollywood Burbank Airport's new terminal. A new 14-gate terminal, about 15 minutes north, is scheduled to open on October 13, 2026. (ABC7)

Good to know

  • City of LA rules apply, including rent stabilization on many pre-1978 multi-unit buildings, which matters for duplexes, and the City's transfer tax rules on higher-priced sales. Verify current thresholds with the City.
  • Flood zones. Some blocks near the river may sit in a mapped flood zone, which can affect insurance and lending. Check FEMA's flood map for the address.
  • Older houses. Add a sewer line scope and look closely at foundations, original wiring and any unpermitted additions or garage conversions.
  • Freeway and rail edges. Blocks close to the 5, the 2 or the rail lines along San Fernando Road can hear more noise. Visit at different times of day.
