Glendale spans many zips; figures are 91206, which covers the east side of Glendale including Rossmoyne and the Verdugo Woodlands edge. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

Brand Library and El Miradero

Leslie C. Brand, the developer often called the father of Glendale, built El Miradero in 1904 at the foot of the Verdugo Mountains, modeling it on the East India Pavilion he saw at the 1893 Chicago world's fair, with white domes, towers and scalloped arches. He left the estate to the city, and it opened as a public library and arts center in 1956. Brand Boulevard, downtown's main street, carries his name, and his white "castle" is still the city's best-known landmark.

The homes

Glendale is its own city, and its best-known residential streets sit on the slopes north and east of downtown. Rossmoyne, developed mostly in the 1920s, is known for Spanish Colonial Revival and Tudor Revival homes on curving, tree-lined streets, many with original tile, leaded glass and arched doorways. Farther up, Verdugo Woodlands has a mix of 1920s to 1960s homes on larger lots under old oaks, and Chevy Chase Canyon winds into the hills with ranch, mid-century and custom homes.

The hillside streets above these areas have view homes, often with stepped floor plans and long driveways. Downtown Glendale is the opposite: high-rise and mid-rise condo and apartment buildings, many built in the last 15 years, within a few blocks of Brand Boulevard. Glendale's flatter neighborhoods south of the 134 have more bungalows, duplexes and older courtyard buildings.

The feel

  • The Americana at Brand and the Glendale Galleria face each other downtown, one an open-air center with a lawn, fountain and trolley, the other an enclosed mall.
  • Brand Library & Art Center sits in a white, Moorish-style 1904 mansion at the top of Brand Park, with an arts and music library and gallery space.
  • The Alex Theatre, with its tall neon spire on Brand, hosts concerts, film screenings and stage shows.
  • The Verdugo Mountains rise right behind the city, with fire roads and trails from Brand Park and Deukmejian Wilderness Park, which also has a restored stone barn and canyon views.

Eat, drink, shop

  • Mini Kabob (Vine St). A tiny, family-run kebab shop known for its Armenian-style combo plates, and a fixture on Los Angeles best-of lists. Time Out
  • Raffi's Place (E Broadway). A long-running Persian restaurant with a big patio, known for beef koobideh, barg and saffron rice in generous portions. The Infatuation
  • Damon's Steakhouse (N Brand Blvd). A tiki-themed steakhouse open since 1937, with thick-cut steaks, prime rib and tropical drinks. Time Out
  • Porto's Bakery & Cafe (N Brand Blvd). A busy outpost of the Cuban bakery, known for cheese rolls, potato balls and tres leches cake. Time Out

Getting around

Glendale sits where the 134, the 2 and the 5 meet, so Burbank and Pasadena are often 10 to 15 minutes away off-peak, Downtown LA about 15 to 20, and Hollywood 20 to 25. The Westside usually takes 40 minutes or more. Metrolink stops at the Glendale Transportation Center, and the city runs its own Beeline buses. Hollywood Burbank Airport is about 15 minutes away.

What's new

  • North Hollywood to Pasadena Bus Rapid Transit. A 19-mile line running through Glendale between North Hollywood and Pasadena, mostly in dedicated bus lanes. Construction began in April 2026, and Metro is targeting service in time for the 2028 Olympics. (Metro)
  • Hollywood Burbank Airport's new terminal. A new 14-gate terminal next door in Burbank is scheduled to open on October 13, 2026, replacing the older terminal. (ABC7)

Good to know

  • Glendale is its own city, with its own planning, permits, design review and rental rules. City of LA rules (including LA's transfer tax measures) don't apply here; check the City of Glendale's own rules and fees.
  • Its own utility. Glendale Water & Power, a city-owned utility, supplies electricity and water, so rates and programs differ from the rest of LA.
  • Fire zones. Homes in Chevy Chase Canyon, Verdugo Woodlands and the other foothill areas often fall in very high fire hazard severity zones. Get insurance quotes early in escrow.
  • Older homes. For 1920s houses, add a sewer line scope and a close look at foundations, original wiring and any past additions.
