The homes
Eagle Rock sits in a valley between the San Rafael Hills and the hills along the 2 freeway. The flat core is full of 1910s and 1920s Craftsman bungalows and Spanish Revival homes, many with front porches and detached garages, and the hills around the edges hold mid-century modern and newer contemporary homes with views. Lots are often larger than in neighborhoods closer to Downtown, leaving room for gardens, a pool or an ADU.
Highland Park is one of LA's oldest suburbs, settled along the Arroyo Seco in the late 1800s. Craftsman bungalows with original woodwork and river-rock details share the streets with Queen Anne and other Victorians, Mission Revival homes and 1920s Spanish. The flats near Figueroa and York add duplexes and small courtyard buildings, and the hills toward Mount Washington, Garvanza and Hermon hold sloped lots with Arroyo views.
Prices
The price figures on this page use 90041, which covers most of Eagle Rock, and 90042, which covers Highland Park plus parts of Garvanza and Hermon. In both, lot size, condition and how much original detail survives drive price as much as square footage. Highland Park's mix of duplexes and small multi-unit buildings also shapes its overall figures.
The feel
Eagle Rock has one main street, Colorado Boulevard, with restaurants, coffee shops, bakeries and bars, plus Eagle Rock Plaza at the west end. The rock itself sits at the north end near hiking trails, and Occidental College's 1910s campus by Myron Hunt is in the neighborhood.
Highland Park has two: North Figueroa and York Boulevard, home to restaurants, shops and the restored 1927 Highland Park Bowl. Sycamore Grove Park and the Arroyo Seco run along the east side, and Debs Park covers a large hillside of open space just southeast.
Getting around
Highland Park has the rail station: the Metro A Line stops near Figueroa and Avenue 57, with trains to Pasadena and Downtown. The 110 runs along the Arroyo, putting Downtown and Pasadena each often 15 minutes away off-peak, while the Westside usually takes 40 minutes or more. Eagle Rock sits where the 134, the 2 and the 210 meet, so Pasadena, Glendale and Burbank are within 10 to 15 minutes and Downtown about 20. A new Metro bus rapid transit line through Eagle Rock is under construction.
City and rules
Both are in the City of Los Angeles, with City of LA permits, hillside regulations and rent stabilization on many pre-1978 multi-unit buildings. The big difference is preservation: much of Highland Park sits in the Highland Park-Garvanza HPOZ, the largest in Los Angeles, where exterior changes visible from the street generally need review. Check the City Planning page for any address. Hillside homes in both can fall in fire hazard severity zones.
Weather
The weather is nearly the same in both. Summers run warmer than on the Westside, winters are mild, and AC is worth checking in any older home.
Questions people ask
What is the difference between Eagle Rock and Highland Park?
Eagle Rock sits in its own small valley, with Craftsman and Spanish homes on often larger lots and Colorado Boulevard as its main street. Which is closer to Downtown LA, Eagle Rock or Highland Park?
Highland Park. Downtown is often about 15 minutes away by car off-peak via the 110, and the Metro A Line runs directly to Union Station. From Eagle Rock, Downtown is about 20 minutes off-peak.
Are Eagle Rock and Highland Park in the City of Los Angeles?
Yes. Both are neighborhoods in the City of Los Angeles. Eagle Rock was its own city from 1911 until it joined Los Angeles in 1923. City of LA permits, hillside rules and rent stabilization on many pre-1978 multi-unit buildings apply in both.
