Palisades Village is back, and what else is new at Caruso's LA centers
Palisades Village reopened in August 2026 with new shops, Nancy Silverton's first Westside restaurant and a revived Bay Theater. Plus a new flagship at The Grove and a golf club near Westlake Village.
On Saturday, August 15, 2026, the gates opened again at Palisades Village. The open-air shopping street in the heart of Pacific Palisades had been closed since the January 2025 fire, and its return was one of the clearest signs yet that the neighborhood is coming back. It also came back with a lot of new energy: new shops, a new restaurant from one of LA's best-known chefs, and a historic theater with a new operator.
Here's what's there now, plus a few other new things at developer Rick Caruso's properties around LA this fall.
Palisades Village, take two
Caruso's company first opened Palisades Village in 2018 on a few blocks of Swarthmore Avenue and the streets around it, with a landscaped green at the center. For the reopening, ABC7 reported the company spent more than $100 million, and Caruso said the center was 99% leased, with about a third of the businesses new to the property (ABC7, August 14, 2026). Roughly 70% opened on day one, with the rest following over the next few months.
- The Bay Theater. The village's movie theater is back, now operated by Netflix, according to WWD's reporting. A neighborhood screen with a streaming studio behind it is a very LA combination.
- Elysewalker. After nearly three decades across the street, the Palisades fashion boutique moved into an 8,000-square-foot store inside the village, and its sister shop Towne returned too.
- New names. First-time arrivals include LESET, Violet Grey, Xirena and Mother, joining returning shops like Brunello Cucinelli, Veronica Beard, Zimmermann, Paige and Buck Mason (whose expanded store adds a cafe).
- The everyday stops. Erewhon, K Bakery, Porta Via and Blue Ribbon Sushi are back, per Caruso's announcement.
Two new places to eat
- Spacca Tutto (Palisades Village Lane). Nancy Silverton's Italian steakhouse, her first restaurant on the Westside, with dishes drawn from her Chi Spacca on Melrose, like Focaccia di Recco, plus a big wine list and martinis. Its opening was set for October 15, 2026, with lunch and dinner reservations on OpenTable (Palisades News). The Infatuation put it on its list of LA's most exciting fall openings, mentioning big booths and a marble bar (The Infatuation).
- Alphabet Bar & Grill. A roughly 70-seat American grill from The h.wood Group and chef Tim Hollingsworth, a French Laundry alum, serving lunch and dinner. It opened with the village on August 15 (Santa Monica Daily Press).
Elsewhere in the Caruso world
- The Grove. New Balance opened its first West Coast flagship at The Grove on July 30, 2026: two levels, about 4,400 square feet, with a curved staircase and a room for its Made in USA line (Chain Store Age). The Grove sits next to the historic Original Farmers Market at Third and Fairfax, a short drive from Hancock Park and West Hollywood.
- Miramar Lake Club. Caruso's newest project is a private golf and social club behind the gates of the Sherwood community in Thousand Oaks, a short drive from Westlake Village. It centers on an 18-hole par-3 course designed by Jack Nicklaus, with an 18,000-square-foot clubhouse, a pool and a signature restaurant, and was set to debut in fall 2026 (LA Magazine, July 2026). For more on the area's courses, see our guide to golf in Los Angeles.
- The familiar ones. The Americana at Brand in Glendale and The Commons at Calabasas round out the Caruso centers most newcomers end up visiting.
Why it matters if you're moving here
LA doesn't have one downtown. It has dozens of village centers, and they shape day-to-day life more than almost anything else. When you're deciding between areas, it helps to know where the coffee, the groceries, the movie theater and the Friday dinner reservation will be. In the Palisades, that answer is once again a few blocks of Swarthmore Avenue, and it's newer than ever.
If you're starting to explore the Westside, our Pacific Palisades guide covers the homes and streets, and our guide to moving to Los Angeles covers the rest. And if you'd like a tour of a few of these village centers before you decide where to look, I'm always glad to show you around.
