Zip code 90210, Mar 2026 to May 2026, from the Redfin Data Center. 90210 covers the Flats, Trousdale Estates and the hills north of the city line, so these figures blend very different kinds of homes. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.
Margaret Anderson opened the hotel in 1912, designed by architect Elmer Grey, on what was then mostly bean fields, and the young town grew up around it before incorporating as a city in 1914. Paul R. Williams redesigned it in the late 1940s, adding the Crescent Wing and the script lettering still in use, and the pink hotel on Sunset remains the city's best-known symbol.

The homes
Beverly Hills is a separate city of about six square miles, surrounded by Los Angeles, and its homes change a lot from one part to the next. The Flats, between Sunset and Santa Monica Boulevards, hold the classic 1920s and 1930s estates and large new builds on wide, tree-lined streets. Up the hill, Trousdale Estates is known for mid-century modern homes on graded pads with long views. South Beverly Hills, below Santa Monica Boulevard, has Spanish and traditional homes on smaller lots plus duplexes, condos and apartment buildings.
The hills north of Sunset around Benedict and Coldwater canyons often carry a Beverly Hills 90210 address, but much of that area is actually in the City of Los Angeles. That area is known as the Beverly Hills Post Office, and it follows LA's rules, not the city's.
The feel
- Rodeo Drive and the Golden Triangle pack flagship boutiques, hotels, restaurants and cafes into a compact grid, with more dining along Beverly and Canon Drives.
- Beverly Gardens Park runs for roughly two miles along Santa Monica Boulevard, with the lily pond, the Beverly Hills sign, a cactus garden and fountains.
- Greystone Mansion, the Doheny family estate built in the late 1920s, is now a city park with terraced gardens open to the public.
- The street trees are a signature. Many streets are planted with a single species, so each block has its own look, from tall palms to jacarandas.

Getting around
Beverly Hills sits between Century City, West Hollywood and the Westside. Off-peak, Century City is a few minutes away, Santa Monica is about 20 to 25 minutes, and Downtown is roughly 25 to 35 minutes. The 405 is a short drive west, and Coldwater and Benedict canyons cross the hills to the Valley. The Metro D Line now reaches Wilshire and La Cienega on the city's east edge, with more stations on the way.
What's new
- Metro D Line. The first section of the subway extension, including the Wilshire/La Cienega station, opened in May 2026. The Beverly Drive station (planned as Wilshire/Rodeo) and Century City station are under construction, with the Beverly Drive stop expected in spring 2027.
- One Beverly Hills. The large development at Wilshire and Santa Monica Boulevards, with an Aman hotel, residences and gardens, is under construction, with phased delivery slated to begin in 2027.
- Rodeo Drive rebuilds. Dior's four-story flagship opened with a restaurant, Monsieur Dior, in fall 2025, and the Planning Commission approved a new Tiffany & Co. flagship in November 2025.
Good to know
- Its own city. Beverly Hills has its own building, planning and permit departments, and many new homes and remodels go through design review. Rules differ between the flat central area and the hillside area. Check with the City of Beverly Hills before planning work.
- Check which city you're in. A 90210 address doesn't guarantee a Beverly Hills property. Confirm the jurisdiction early, since permits, transfer taxes and hillside rules all depend on it.
- Transfer taxes. The City of LA's Measure ULA transfer tax generally applies only inside LA city limits, not to properties in the City of Beverly Hills. Verify how it's handled with your escrow officer.
- Rent rules. Beverly Hills has its own rent stabilization rules for many multi-unit buildings, which matter if you're buying a duplex or apartment building.
