The homes
Beverly Hills is mostly single-family homes, and they change from one part of the city to the next. The Flats, between Sunset and Santa Monica Boulevards, hold 1920s and 1930s estates and large new builds on wide streets. Trousdale Estates, up the hill, is known for mid-century modern homes on graded view pads. South Beverly Hills has Spanish and traditional homes on smaller lots plus duplexes, condos and apartment buildings.
West Hollywood is the reverse: most of its housing is condos, townhomes and apartments. Its 1920s and 1930s Spanish courtyard buildings, with tile roofs and units wrapped around a garden, are a signature, and newer luxury condo buildings line parts of Sunset and Santa Monica Boulevards. Single-family homes sit mostly in the Norma Triangle and in West Hollywood West, on small lots.
Prices
The price figures on this page use 90210 for Beverly Hills and 90069 for West Hollywood, and both zips include hillside areas outside the city lines. The 90210 figures blend the Flats, Trousdale and the hills north of the city. The 90069 figures include the Bird Streets above the Strip. Because West Hollywood is mostly condos, its overall figures sit well below Beverly Hills, so compare single-family homes to single-family homes and condos to condos.
The feel
Beverly Hills is defined by its streets: Rodeo Drive and the Golden Triangle for shopping and dining, Beverly Gardens Park along Santa Monica Boulevard, Greystone Mansion's terraced gardens, and street trees planted one species to a block.
West Hollywood is denser and busier at night. The Sunset Strip has music venues, comedy clubs, hotels and billboards, Santa Monica Boulevard runs through the middle with restaurants and bars, and the Design District around the Pacific Design Center fills with furniture and design showrooms.
Getting around
Beverly Hills now has a Metro D Line station at Wilshire and La Cienega on its east edge, with more stations under construction. Off-peak, Century City is a few minutes away and Downtown roughly 25 to 35. Coldwater and Benedict canyons cross the hills to the Valley. West Hollywood has no freeway or rail station of its own, but Metro buses run along Santa Monica Boulevard, Laurel Canyon leads to the Valley, and the 101 and the 10 are each often 10 to 20 minutes away.
City and rules
Both are separate cities with their own permits, zoning and design rules. Beverly Hills runs its own departments, and many new homes go through design review. West Hollywood contracts with the county for sheriff and fire, and its rent stabilization ordinance covers many multi-family buildings. Beverly Hills has its own rent rules too. A 90210 or 90069 address doesn't guarantee either city, so confirm jurisdiction early. The City of LA's Measure ULA transfer tax generally doesn't apply inside either city; verify with your escrow officer.
Weather
The two share a climate: mild most of the year, a few degrees warmer than the coast in summer and cooler than the Valley. Neither sees the regular marine layer of the beach cities or the summer heat of the Valley.
