Zip code 90210, Mar 2026 to May 2026, from the Redfin Data Center. 90210 also covers the Flats and the hills outside the city line, so these medians blend Trousdale with very different homes. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.
In 1954 builder Paul Trousdale bought roughly 410 acres of the Doheny family's hillside ranch beside Greystone Mansion and graded it into level view pads. Beverly Hills annexed the land, and early houses by architects including Paul R. Williams, A. Quincy Jones and Wallace Neff set the low, glassy mid-century look that still defines the hill.
The homes
Trousdale Estates climbs the hills in the northeast corner of Beverly Hills, on land that was once part of the Doheny family's ranch. Developer Paul Trousdale bought the land in the 1950s and graded it into a series of level pads, and most of the original homes went up from the late 1950s through the 1960s. Architect Harold Levitt designed a large number of them.
The signature look is mid-century modern: long, low single-story homes with flat or gently pitched roofs, walls of glass, wide eaves, and pools set at the edge of the pad to frame the view. Many original homes have been restored, and many others have been replaced by large contemporary builds with the same emphasis on glass and indoor-outdoor living. Pads vary a lot in size and in how much of the view they capture, which drives much of the difference in value.
The feel
- The views are the reason Trousdale exists. Higher pads look out over Century City and the whole basin to Downtown and the ocean.
- Winding streets curve up from Loma Vista Drive, with homes set back behind gates and hedges and little through traffic.
- Greystone Mansion and its terraced gardens, now a city park, sit right at the foot of the neighborhood on Loma Vista.
- The Flats and Rodeo Drive are just below, so shops and restaurants are only a few minutes down the hill.
Eat, drink, shop
- Funke (S Santa Monica Blvd). Evan Funke's Italian restaurant, with handmade pasta and one of the tougher reservations in town. The Infatuation
- Somni (Nemo St, West Hollywood). A 14-seat tasting counter where chef Aitor Zabala serves a long, theatrical Spanish-influenced menu. Time Out LA

- Kazan (La Cienega Blvd). An upscale soba shop known for noodles in a truffle-soy broth. The Infatuation
- Lawry's The Prime Rib (La Cienega Blvd). A steakhouse institution for carved prime rib and the salad spun tableside. The Infatuation
Getting around
Trousdale feels tucked away but is close to everything. Off-peak, Sunset Boulevard is a couple of minutes down Loma Vista, Rodeo Drive and Century City are roughly 5 to 10 minutes, West Hollywood about 10, and Downtown about 30. Coldwater Canyon, just to the west, is the quickest route over the hill to Studio City and the Valley.
What's new
- One Beverly Hills. The development at Wilshire and Santa Monica Boulevards, with an Aman hotel, residences and gardens, is under construction, with phased delivery slated to begin in 2027.
- Metro D Line. The subway's Wilshire/La Cienega station opened in May 2026, and the Beverly Drive station is under construction, expected in spring 2027.
Good to know
- Beverly Hills hillside rules. Trousdale is inside the City of Beverly Hills, which has its own hillside standards, including height limits that keep many homes low and rules that consider views. These shape what you can build or add, so check with the city's planning department before buying a pad to rebuild.
- Fire zones and insurance. Hillside areas of Beverly Hills can fall in mapped fire hazard severity zones, which affects insurance availability and cost and adds landscaping and building requirements. Look up the address on the State Fire Marshal's maps and get insurance quotes early.
- Graded lots. Pads sit on engineered fill and slopes. Inspections should cover soils, drainage, retaining walls and the slope below the pad.
- Original or altered. Some mid-century homes have been heavily remodeled. If the original design matters to you, look for plans and permit history.
