Zip code 90016, Mar 2026 to May 2026, from the Redfin Data Center. Baldwin Hills sits mostly in 90008, which isn't in our data set; figures are 90016, which covers the Baldwin Vista side north of the hills plus neighboring West Adams and Mid-City blocks. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

The anchor
Village Green

Completed in 1942 as Baldwin Hills Village, Village Green was designed by Reginald D. Johnson with planner Clarence Stein as consulting architect and landscape architect Fred Barlow Jr. Its 627 low-rise homes face a long central green and garden courts, with cars kept to garage courts on the edges, a garden city idea built for the automobile age. Named a National Historic Landmark in 2001, it is still one of the most admired planned places in Los Angeles.

The homes

Baldwin Hills is named for Elias "Lucky" Baldwin, whose land holdings once covered these hills, and it's really a few distinct places. Baldwin Hills Estates, on the slopes above La Brea and Stocker, has mid-century and later hillside homes on curving streets, many with pools and big views across the basin, plus modern condos set on steep lots. Baldwin Vista, on the north side of the hills, has more single-family houses on hillside and flatter streets. If clean mid-century lines are your thing, see our mid-century modern guide.

Down on the flats, Village Green is the 1942 garden village of low-rise homes around shared lawns, now owned as condos, and Baldwin Village is a district of mid-century apartment buildings. Paul W. Trousdale's firm designed new houses here around 1950, and the 1932 Olympic Village, the first ever built, stood in these hills before being taken down after the Games.

The feel

  • Kenneth Hahn State Recreation Area covers about 401 acres of the hills, with a fishing lake, a Japanese garden with a lotus pond, picnic lawns and trails with views of Downtown, the San Gabriels, the Hollywood Sign and the ocean.
  • The Baldwin Hills Scenic Overlook, a state park just west in Culver City, opened in 2009 with a hilltop visitor center by Safdie Rabines Architects, trails and long views. It's also a stop on the Park to Playa Trail, which links the hills toward the beach.
  • Baldwin Hills Crenshaw Plaza opened in 1947 as the Broadway-Crenshaw Center, with its original Broadway department store designed by Paul R. Williams with Albert B. Gardner. It became an indoor mall in 1989 and is now being remade as a mixed-use district.
  • Leimert Park Village is just east across Crenshaw, with cafes, galleries, music venues and the restored Vision Theatre. See our Leimert Park guide.

Eat, drink, shop

  • Earle's On Crenshaw (Crenshaw Blvd). A counter spot near the Plaza for grilled, split hot dogs with house chili, plus burgers, Jamaican patties and vegan options. The Infatuation
  • Somerville (W Slauson Ave). A retro supper club a few minutes south with upscale comfort food and a jazz band every night. The Infatuation
  • Hilltop Coffee + Kitchen (W Slauson Ave). A daytime cafe for quality coffee and tea, including a lavender latte, plus beignets and weekend-only waffles. Time Out
  • Harun Coffee (Degnan Blvd). A Leimert Park cafe by day and a hi-fi listening room with live music at night, reopened in January 2026. The Infatuation

Getting around

Baldwin Hills sits just south of the 10, with La Cienega Boulevard running through the hills toward the 405 and LAX. Off-peak, Culver City is often 5 to 10 minutes, Downtown about 15 to 20, Santa Monica 20 to 30 and LAX 15 to 20. The Metro K Line has stations at Martin Luther King Jr. and Expo/Crenshaw on the east edge, and the E Line's La Cienega/Jefferson station is near the north side, for Downtown one way and Santa Monica the other.

What's new

  • Baldwin Hills Crenshaw Plaza redevelopment. Phase one broke ground in March 2026, starting with townhomes on the former Sears site. The approved plan calls for housing, a hotel, retail and offices over later phases. (Wikipedia)
  • Stocker Street studio campus. In March 2026 the City Planning Commission approved a new production campus of roughly 257,000 square feet at 3701 W. Stocker Street. (Hoodline)
  • Vision Theatre reopens. Just east in Leimert Park, the restored 1932 theater reopened on August 20, 2026, as a 729-seat performing arts center. (Time Out)

Good to know

  • Confirm the jurisdiction. The Baldwin Hills neighborhood is in the City of LA, but neighboring hillside areas to the south and west fall in unincorporated LA County or Culver City, each with its own permits and rules.
  • Hillside rules and inspections. On sloped lots, look at foundations, retaining walls, drainage and any past soil or geology reports, and expect City of LA hillside building rules on additions. Check the CAL FIRE hazard map for any address near open hillsides, which can affect insurance.
  • The oil field next door. The Inglewood Oil Field still operates in the hills between Baldwin Hills, Culver City and Ladera Heights. Review the seller's disclosures and ask your inspector about anything relevant to a specific address.
  • Condos and HOAs. At Village Green and the hillside condo buildings, read the HOA documents, budget and any landmark rules before you commit.
