Zip code 90045, Mar 2026 to May 2026, from the Redfin Data Center. 90045 covers Westchester plus the LAX area, and most sales are single-family homes. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

The anchor
The LAX Theme Building

The Theme Building grew out of a 1950s master plan by Pereira and Luckman that imagined a giant glass dome at the center of the airport. The dome was never built, but this four-legged Space Age landmark went up in its place and was dedicated in 1961, with a design team that also included Paul R. Williams and Welton Becket. It was named a Los Angeles Historic-Cultural Monument in 1993 and remains the neighborhood's best-known sight.

The homes

Westchester grew up fast in the late 1930s, 1940s and 1950s, as the airport and the aircraft plants around it expanded. Developer Fritz Burns built one of the first big tracts here, prefabricated single-family homes near Manchester and Sepulveda Boulevards, and much of the neighborhood followed with one-story traditional and ranch houses on regular city lots, many with front lawns, driveways and backyards.

Today a lot of those houses have been remodeled, expanded or replaced with two-story new builds, so a single block can run from original postwar cottages to clean-lined contemporary homes. Streets near the north bluffs have views over Playa Vista and the Ballona Wetlands toward the ocean. Condos and apartments sit along Sepulveda, Manchester and Lincoln, and near the Howard Hughes Center by the 405.

The feel

  • Downtown Westchester along Sepulveda Boulevard and the side streets around 87th Street and Truxton Avenue has a small cluster of restaurants, cafes and shops.
  • Westchester Recreation Center has ball fields, courts, a skate park and a seasonal pool, with the Westchester Golf Course right next door. See our guide to golf in LA.
  • The bluffs on the north edge look out over Playa Vista and the wetlands, with a dirt path along the top that's popular with runners.
  • Howard Hughes Center, next to the 405, has shopping, dining and offices.

  • Aliki's Greek Taverna (Arbor Vitae St). Affordable, well-made Greek food close to the airport. The Infatuation
  • Truxton's American Bistro (Truxton Ave). A long-running American comfort food spot with a big menu, including overnight-smoked brisket. Time Out

Getting around

This is one of the best-connected corners of LA for travel. LAX is a few minutes away, the 405 runs along the east side, and the 105 runs along the airport's southern edge. The Metro K Line has a Westchester/Veterans station, and the new LAX/Metro Transit Center connects the K and C lines. Playa del Rey, Playa Vista, El Segundo and Inglewood are all a short drive, and Downtown LA is often 30 to 40 minutes away off-peak.

What's new

  • LAX/Metro Transit Center. The new rail station next to LAX opened in June 2025 on the K and C lines, with a bus plaza and bike hub. (ABC7)
  • LAX people mover. The 2.25-mile airport train linking the terminals to the transit center is in testing, with passenger service now targeted for early January 2027 if the remaining milestones are met. (Westside Current)

Good to know

  • City of LA. Westchester is in the City of LA, so permits, building rules and services run through the city.
  • Airport noise. Flight paths and noise vary a lot by street, especially closer to the airport's southern edge. Spend time at any address at different hours, and check the LAX noise resources.
  • Remodels and additions. Many homes have been expanded over the years. Ask for permits and final sign-offs for additions, garage conversions and ADUs.
  • Older systems. With so many 1940s and 1950s houses, inspections should look closely at sewer lines, electrical panels and plumbing.
