Sony Pictures Studios, the old MGM lot

Developer Harry Culver lured filmmaker Thomas Ince to his new town, and in 1915 Ince's Triangle studio opened on Washington Boulevard. The lot passed to Samuel Goldwyn in 1918 and in 1924 became home to the newly formed Metro-Goldwyn-Mayer; today it is Sony Pictures Studios, and Ince's second lot down the street is The Culver Studios.

The homes

Culver City is its own city, not part of Los Angeles, and much of its housing dates from the 1920s through the 1950s. Streets in areas like Carlson Park are lined with Spanish Colonial Revival homes, Traditional bungalows and postwar ranch houses on modest flat lots, many with detached garages and room in back for a guest house or ADU. Up the hill, Culver Crest and Blair Hills trade flat lots for slopes, with mid-century homes, larger windows and views across the Westside.

Condos and townhomes fill in the rest, from 1960s and 1970s buildings to newer mixed-use projects near downtown and the rail stations. On the east side of town, the Hayden Tract is a former warehouse district reshaped by architect Eric Owen Moss, whose sculptural office buildings make it one of the more unusual architecture stops in the city.

The feel

  • Downtown Culver City has restaurants, coffee shops, theaters and the Culver Steps, a public plaza and stairway with shops and offices around it. The 1924 Culver Hotel anchors the corner of Culver and Washington.
  • The studios are part of everyday life here. Sony Pictures Studios occupies the former MGM lot, and the Culver Studios lot is now home to Amazon's studio operations.
  • Baldwin Hills Scenic Overlook is a state park on a ridge at the east edge of town, with a long outdoor staircase and views from Downtown LA to the ocean on clear days.
  • Ballona Creek bike path runs along the creek from Culver City to Marina del Rey and the beach bike path.

Eat, drink, shop

  • Destroyer (Hayden Ave). A quirky daytime cafe in the Hayden Tract serving inventive, carefully plated dishes and good coffee. The Infatuation
  • Father's Office (Helms Ave). The bigger sibling of the Santa Monica original, with a deep beer list and one of LA's best-known burgers. The Infatuation
  • Folks Pizzeria (Helms Ave). Sourdough pizza from an Orange County favorite, near the Helms Bakery District. The Infatuation
  • Laurel Grill (Culver Blvd). A polished American grill with a grand piano, known for its cheese bread and ribeye. The Infatuation
  • The Brothers Sushi (Culver Blvd). A downtown sushi bar with omakase, a full a la carte menu and lunch specials. The Infatuation
  • Mensho Tokyo (Culver Blvd). A branch of the Tokyo ramen shop, with rich broths and noodles made in house. The Infatuation

Getting around

Culver City sits between the 10 and the 405, with the 90 nearby, so Santa Monica, LAX and Downtown are each often 20 to 30 minutes outside rush hour. The Metro E Line stops at Culver City station (next to Ivy Station, a mixed-use complex with offices, a hotel and shops) and La Cienega/Jefferson, with trains running to Santa Monica and Downtown. Traffic around the studios and downtown can be heavy at peak hours, so test your regular drives at the times you'll make them.

What's new

  • Apple's Westside campus. Apple's Culver Crossings campus at Venice and National Boulevards, on the Culver City and Los Angeles border, is under construction: about 536,000 square feet of offices and production space in two buildings by Gensler. As of August 2026 exterior finishes were going up along National, and no official completion date had been announced (Urbanize LA).
  • New plans for Fox Hills and the Hayden Tract. In 2025 the city started writing specific plans for both areas, aiming for more mixed-use development and better transit access. They are still in progress (City of Culver City).

Good to know

  • Its own city, its own rules. Permits, zoning and ADU rules run through Culver City, not the City of LA. Some nearby addresses with a "Culver City" mailing address are actually in Los Angeles or unincorporated county areas, so confirm the jurisdiction for any address.
  • Rent stabilization. Culver City has its own rent stabilization and tenant protection ordinances covering many older rental units. If you're looking at a duplex or a home with a rented unit, read the city's rules early.
  • City transfer tax. Culver City generally adds its own transfer tax on top of the county's, and since 2021 the rate rises in brackets on higher-priced sales (city details). Verify the current rates with your escrow officer.
  • Hillside streets. Some homes in Culver Crest and Blair Hills sit in fire hazard severity zones, which can affect insurance. Check the specific address early, and look closely at drainage and retaining walls during inspections.
