The homes

Inglewood is its own city, founded around a railroad stop in the 1880s and incorporated in 1908, and most of its single-family streets were built between the 1920s and the 1950s. Morningside Park, east of the stadium district, has Spanish Colonial Revival homes with tile roofs and arched windows, Traditional and Tudor-style houses, and mid-century ranch homes on gently sloping streets. Fairview Heights and Century Heights hold more 1920s to 1950s bungalows and Traditional homes, and the hillier Inglewood Knolls and Hollypark Knolls areas add some view lots.

Lots are typically modest city lots with a driveway and a detached garage. You'll also find duplexes and small apartment buildings across the city, and newer condos, townhomes and apartments at Hollywood Park, the master-planned district built on the old racetrack site around SoFi Stadium.

The feel

• Hollywood Park is the big draw, with SoFi Stadium, the 6,000-seat YouTube Theater, a lake and park space, and new shops and restaurants still filling in.
• Intuit Dome and the Kia Forum sit just across Century and Prairie, so the district hosts NBA games, concerts and major events most weeks of the year.
• Market Street is the historic downtown, a few blocks of older storefronts, restaurants and the K Line station at Downtown Inglewood.
• Randy's Donuts, with its giant rooftop donut on Manchester Boulevard, is a landmark in its own right, and the original shop is still open.

Getting around

Inglewood sits between the 405 and the 105, with LAX about 10 minutes away. Off-peak, Downtown is often 20 to 30 minutes, and Santa Monica or Culver City about 20 to 30 minutes. The Metro K Line runs through the city with stops including Downtown Inglewood and Fairview Heights, connecting north to the E Line at Expo/Crenshaw and south toward the LAX/Metro Transit Center. On big event days, expect road closures and heavy traffic around the stadium district.

Good to know

• Its own city. Inglewood has its own permits, zoning and rental rules, including rent control and tenant protections that cover many rental units. If you're buying a duplex or small building, verify what applies with the City of Inglewood.
• Event days. Stadium and arena events bring street closures, parking restrictions and traffic to nearby blocks. Check how close a home is to event routes and parking districts.
• Flight paths. Much of Inglewood sits under the LAX approach, so aircraft noise varies a lot street to street. Visit at different times of day, and ask whether the home had sound insulation work.
• Older homes. For 1920s to 1950s houses, look closely at foundations, sewer lines, electrical and any unpermitted additions.
