Zip code 90094, Mar 2026 to May 2026, from the Redfin Data Center. 90094 covers Playa Vista, so nearly all sales are condos, townhomes and newer houses. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.
Howard Hughes bought this land for his aircraft company in the early 1940s and built a private airfield with what was billed as the longest runway on the West Coast. The wooden hangar finished in 1943, about 750 feet long, is where his H-4 Hercules, the Spruce Goose, was built before its only flight in 1947. Restored as offices, the hangar still stands in the middle of Playa Vista, and the Runway shopping center takes its name from the old airstrip.
The homes
Playa Vista is one of LA's few true master-planned communities. It was built from the early 2000s on the former Hughes Aircraft site, the land where Howard Hughes's company built aircraft, including the famous Spruce Goose. Almost everything here is less than about 25 years old, which is rare on the Westside.
Most homes are condos and townhomes in mid-rise buildings and courtyard communities, with a smaller number of newer single-family homes, many on compact lots. Expect modern floor plans, attached garages and shared amenities like pools, fitness rooms and clubhouses, paid for through HOA dues. Streets, landscaping and building styles follow a consistent master plan.
The feel
- Runway at Playa Vista has a grocery store, restaurants, cafes, a movie theater and shops, all within the community.
- Parks everywhere. Central Park is the largest, with open lawns and sports courts, and smaller parks and green spaces are scattered through every part of the plan.
- Ballona Wetlands Ecological Reserve borders the community, a large protected coastal wetland with bird life and open views toward the bluffs.
- Silicon Beach offices. Large tech and media campuses sit inside Playa Vista, including the historic Spruce Goose hangar, which Google converted into offices and moved into in 2018.

Getting around
Playa Vista sits between the 405 and the coast, with the 90 (Marina Freeway) just north and Lincoln Boulevard on the west side. LAX is usually about 10 minutes away off-peak, and Culver City, Venice and Santa Monica are short drives. There's no rail station inside the community, and rush hour on Jefferson, Lincoln and the 405 can be slow.
What's new
- LAX people mover. The airport's new elevated train, linking the terminals to the Metro and rental car hub, has been in testing since April 2026. In September 2026 its opening was pushed to January 6, 2027. (NBC Los Angeles)
- Ballona Wetlands restoration. The state's plan to restore roughly 600 acres of the reserve, the largest coastal wetland restoration in LA County, is still in planning, with the environmental review being revised after a 2023 court ruling. Good to know
- City of LA rules apply. Playa Vista is part of the City of Los Angeles, so permits, zoning and the city's transfer taxes on higher-priced sales come from LA. Check the City of LA Office of Finance.
- Special taxes may apply. Parts of Playa Vista generally carry Mello-Roos or other community facilities district (CFD) taxes on top of regular property taxes. Amounts vary by property, so read the tax disclosures and verify with the LA County Treasurer and Tax Collector.
- HOA homework. Most homes pay into a master association plus a building or community HOA. Review budgets, reserves, rules and any planned assessments before you commit.
- Coastal weather. Expect morning marine layer in late spring and early summer, and mild temperatures most of the year.
