Old Town Music Hall

A block off Main Street on Richmond Street, this little theater opened in 1921 and showed films for decades before two organists restored it and reopened it in 1968 as the Old Town Music Hall. Its centerpiece is a 1925 Mighty Wurlitzer theater organ rescued from the Fox West Coast Theatre in Long Beach, and it still hosts silent films with live organ, concerts and classic movie nights. It captures the small-town, old Main Street character that sets El Segundo apart.

The homes

El Segundo is its own small city, tucked between LAX and Manhattan Beach. Most homes sit west of Sepulveda Boulevard on a grid of tree-lined streets: 1920s and 1930s bungalows and Spanish-style cottages near downtown, then mid-century homes and 1950s ranch houses as you move out. Lots are modest, and many original homes have been expanded or replaced with two-story modern and traditional builds.

You'll also find townhomes, condos and small apartment buildings closer to downtown and the main boulevards. Streets near the western edge of town sit on higher ground, and some homes catch views toward the ocean. Garages are often detached and set at the back of the lot, and some blocks have alley access. Compared with the beach cities to the south, lots and homes here tend to be a little more uniform, with fewer large view estates.

  • Main Street, the city's downtown, with restaurants, coffee and bars, plus the historic Old Town Music Hall a block away on Richmond Street.
  • Smoky Hollow, the old industrial district east of Main Street, now a mix of creative offices and workshops, with breweries and restaurants in and around it.
  • Aerospace and media, with large office campuses east of Sepulveda along Rosecrans and around the Metro stations.
  • The beach a short drive west at El Segundo Beach, with Dockweiler State Beach to the north and the beach bike path running south to Manhattan Beach.

Getting around

LAX sits right on the city's northern edge, often 5 to 10 minutes away. The 105 and the 405 meet nearby, and Sepulveda Boulevard runs north and south through town. The Metro K Line has stations at Mariposa, El Segundo and Douglas, with trains toward the airport area and Expo/Crenshaw. Downtown LA is often 25 to 40 minutes away outside rush hour, and the Westside is often 20 to 35.

What's new

  • The Chargers' headquarters, a 150,000 square foot training complex called The Bolt, opened in El Segundo in July 2024. Source
  • The Lakers' UCLA Health Training Center, the team's practice facility and offices, has been in El Segundo since 2017. Source
  • LAX/Metro Transit Center opened in June 2025, linking El Segundo's K Line stations directly to the airport area. The people mover to the terminals is delayed, with the latest reported target of January 2027. Source

Good to know

  • Its own city. El Segundo is incorporated, so permits, building rules, zoning and city-specific rules go through the City of El Segundo, not the City of LA.
  • Airport neighbor. LAX is next door, so aircraft noise varies by street and by wind direction. Spend time at any home you're considering at different hours.
  • The refinery. A large Chevron refinery occupies the south part of the city. Look at how close any home is and visit at different times of day.
  • Older homes. With many 1920s to 1950s houses, inspect plumbing, electrical, foundations and sewer lines, and check permits on past additions.
