The biggest LA home sales of 2026 so far

A 1930s Bel Air estate at $130 million, Malibu beachfront, Trousdale concrete and a $36 million penthouse: the priciest publicly reported LA sales of 2026.

Every year in Los Angeles, a handful of sales land at prices most markets never see. They're not a guide to what a typical house costs. But they say a lot about what the top of the market values right now: land, history, privacy, views and, more and more, the ocean.

Here are the largest publicly reported LA-area home sales of 2026 through September, drawn mostly from Redfin's monthly roundups of the priciest sales in the country. Off-market deals that never show up in public reporting aren't included, so read this as the public record, not the whole picture.

1. A 1930s Bel Air estate: $130 million (July)

The biggest sale of the year so far is Casa Encantada at 10644 Bellagio Road in Bel Air, which Redfin reported sold for $130 million in July, the second-priciest U.S. home sale of 2026 at the time. It sold through a foreclosure auction after a long run on the open market.

The house is the real story. Architect James E. Dolena designed it in the late 1930s as a large neoclassical house with Georgian and Moderne influences, set on about 8.4 acres above the Bel-Air Country Club, according to the Pacific Coast Architecture Database. The interiors and much of the original furniture were designed by T. H. Robsjohn-Gibbings, and the estate has set the record for the most expensive house sold in the U.S. more than once, per its documented history. Sources differ on exact construction dates and acreage, so take those as approximate.

2. Malibu beachfront: $55 million (July)

A beachfront property at 27832 Pacific Coast Highway in Malibu sold for $55 million in July, per Redfin. Two months earlier, a beach house a little farther along the same stretch, at 27910 Pacific Coast Highway, sold for $35 million (Redfin, May). On the Malibu coast, buyers are largely paying for frontage and sand, and the house on it is often the smaller part of the price.

3. Three Beverly Hills compounds near $47 million

  • 1210 Benedict Canyon Drive, $47.8 million (July). A compound in Beverly Hills, per Redfin.
  • 410 Trousdale Place, about $47 million (June). A contemporary house in Trousdale Estates with a gray concrete, brutalist facade. It closed at $46.95 million after last asking $59.5 million, according to The Real Deal (June 23, 2026), and was listed in Redfin's June roundup.
  • 1111 Calle Vista Drive, $47 million (March). A hillside compound in Beverly Hills, per Redfin.

Another Benedict Canyon property, at 1005 Benedict Canyon Drive, sold for $41.3 million in April (Redfin).

4. Brentwood hills: $40 million (February)

A house at 12833 Chalon Road, in the hills of the 90049 zip that covers Brentwood, sold for $40 million in February, per Redfin. It was one of the earliest big closings of the year.

5. A $36 million penthouse (June)

The penthouse at 9255 Doheny Road, in West Hollywood, sold for $36 million, per Redfin's June roundup. It had been listed in April at $39.5 million, with about 7,365 square feet, three bedrooms and six baths. That works out to roughly $4,900 a square foot, a reminder that full-service tower living now competes with houses at the very top.

What the list says about the market

  • History still sells. The year's top sale is a nearly 90-year-old house with a known architect and a documented past. Provenance carries real weight at this level.
  • Coast and canyon. The biggest numbers cluster in Bel Air, Beverly Hills' hillside areas and the Malibu shoreline: big lots, privacy and views, or a beach.
  • List price isn't sale price. At least two of these closed millions under their asking prices, and the biggest went through an auction. At the very top, pricing is a negotiation, not a formula.
  • It's a thin market. By Redfin's count, no LA County sale made the national top ten for August. A few deals can make a year look hot or cold.

Sale figures are as publicly reported and may differ slightly from county records. If you're curious what recent sales look like at your own budget, in any part of LA, I'm happy to pull them for you.
