After a 1913 storm destroyed the old iron pier, city engineer A. L. Harris designed a concrete replacement with a rounded end to deflect the waves, dedicated on July 5, 1920, with the Roundhouse added soon after. It is a California Historical Landmark and the oldest remaining example of early reinforced concrete pier construction in Southern California, and downtown and the Strand still orient around it.
The homes
Manhattan Beach is its own city, and its neighborhoods go by sections. The Sand Section, closest to the ocean, sits on narrow lots on the slope above the beach, some on car-free pedestrian lanes where front doors open onto a garden path and garages are off the alley behind. The original beach cottages here have largely been replaced by modern and Cape Cod-style rebuilds, many three stories with roof decks for the ocean view. Strand homes face the beach path directly, with some of the most valuable frontage in the South Bay.
Inland from there, the Tree Section has bigger lots on leafy streets, with original ranch houses giving way to large new traditional and modern homes, and the Hill Section holds view homes on sloping streets looking back to the water. Farther east, East Manhattan and the area near Manhattan Village have more mid-century homes, newer rebuilds, townhomes and condos.
The feel
- The pier and the Strand. The Roundhouse Aquarium sits at the end of the pier, and the Strand runs along the sand with a pedestrian path and a separate bike path heading north toward El Segundo and south to Hermosa.
- Downtown around Manhattan Avenue and Manhattan Beach Boulevard, a few compact blocks of restaurants, coffee, boutiques and surf shops just up from the pier.
- Manhattan Village, the outdoor and indoor shopping center near Sepulveda and Rosecrans, covers errands, dining and bigger-name stores.
- Parks with character. Sand Dune Park has a famously steep sand dune, and Polliwog Park has a pond, open lawns and summer concerts.

Getting around
Sepulveda Boulevard and the 405 run north and south, and Rosecrans and Manhattan Beach Boulevard head east. LAX is often 10 to 20 minutes away outside rush hour, and the Westside is often 25 to 40. The Metro K Line has stations a short drive east, including Douglas near the Manhattan Village side of town. Beach parking fills up fast on summer weekends.
What's new
- LAX/Metro Transit Center opened in June 2025, making the K Line a continuous rail route from the South Bay to the airport area and up to Expo/Crenshaw. Source

Good to know
- Its own city. Manhattan Beach is incorporated, so permits, building rules, zoning and city-specific rules go through the City of Manhattan Beach, not the City of LA. Verify height, setback and rebuild rules before planning a project.
- Coastal Zone. Much of the Sand Section sits in the California Coastal Zone, which can add review time for new construction and major remodels.
- Small lots, big rebuilds. Sand Section lots are often narrow, so most homes build up, not out. Check parking, alley access and any shared walls carefully.
- Transfer taxes and fees. City and county rules on transfer taxes and fees vary across LA County. Verify current rates with the city and the county before you close.
