Zip code 91302, Mar 2026 to May 2026, from the Redfin Data Center. 91302 covers Calabasas plus Hidden Hills and nearby unincorporated canyon areas, so medians blend very different homes. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

The Leonis Adobe

The adobe on Calabasas Road dates to the 1840s, and in the 1870s Basque rancher Miguel Leonis enlarged it into a two-story Monterey-style house with a wraparound veranda. When it was slated to be torn down for a supermarket in the early 1960s, preservationists won its designation in 1962 as Los Angeles Historic-Cultural Monument No. 1. Restored as a museum at the edge of Old Town, it is the reason this stretch still feels like a ranch-era crossroads.

The homes

Calabasas became its own city in 1991, and much of it was built out in the decades around that date. The best-known neighborhoods are master-planned and gated. The Oaks, developed in the 2000s, has large Mediterranean, Tuscan and contemporary estates behind guarded gates, with a second gated enclave inside it. Calabasas Park Estates wraps around Calabasas Lake and the Calabasas Country Club golf course, with traditional and Mediterranean homes on hillside lots and views across the canyons.

Not everything is gated. Mulwood is an older, ungated neighborhood of mid-sized homes built over many decades, and the canyon areas off Old Topanga Canyon Road and Mulholland Highway hold cabins, ranch houses and custom homes on rugged lots, some in the city and some in unincorporated LA County. Townhome and condo communities around the 101 corridor round out the mix, many with shared pools and tennis courts.

The feel

  • The Commons at Calabasas is the town square, an open-air center with a clock tower, fountains, koi ponds, shops and restaurants.
  • Old Town Calabasas, along Calabasas Road, keeps a Western character, and the Leonis Adobe museum preserves a 19th-century ranch house with grounds and farm animals.
  • Malibu Creek State Park, just south of town, has rock pools, oak meadows and miles of trails through former movie ranch land, and King Gillette Ranch next door has a 1920s Wallace Neff estate.
  • Calabasas Lake is a small private lake ringed by hillside homes in the Calabasas Park area, near the country club golf course.

Eat, drink, shop

  • Shibuya (Park Granada). A strip-mall sushi bar with big rolls, a well-loved crispy rice and serious nigiri specials. The Infatuation
  • Pedalers Fork (Calabasas Road). Farm-to-table restaurant, bar, coffee roaster and bike shop under one roof in Old Town, with lots of reclaimed wood. LA Magazine
  • Sagebrush Cantina (Calabasas Road). A longtime Old Town saloon and restaurant with a big patio, live music and a well-known Sunday brunch. The Infatuation
  • Saddle Peak Lodge (Cold Canyon Road). A former hunting lodge in the hills toward Malibu, all stone and timber, known for game dishes and special-occasion dinners. LA Magazine

Getting around

The 101 runs through the north side of Calabasas, so Woodland Hills and Warner Center are minutes away, and Sherman Oaks is often 20 to 25 minutes off-peak. The Westside usually means the 101 to the 405, often 35 to 50 minutes to Santa Monica or Century City, and much longer at rush hour. To the south, Malibu Canyon Road and Mulholland Highway wind over the mountains to the coast, often 25 to 30 minutes to PCH. There's no rail service, so plan on driving.

What's new

  • The Commons expansion. Ground broke in February 2026 on a new phase at The Commons, with about a dozen new shops and restaurants along Commons Lane and 80 apartments on the former movie theater site. Some stores could open by the end of 2026, with the apartments expected in 2027. (The Acorn, via Caruso)
  • Wallis Annenberg Wildlife Crossing. The vegetated bridge over the 101 at Liberty Canyon, a few minutes west in Agoura Hills, was in its final construction phase in spring 2026, with opening set for December 2026. (Secret Los Angeles)

Good to know

  • Its own city. Calabasas has its own planning rules, design review and environmental ordinances, and some nearby canyon addresses are in unincorporated LA County instead. Confirm which applies with the City of Calabasas.
  • HOAs and gates. Many neighborhoods have one or more HOAs, with dues, architectural review and rules on guests, contractors and gate access. Read the CC&Rs and budgets early in escrow.
  • Fire zones and insurance. The 2018 Woolsey Fire burned through parts of the area, and much of Calabasas is in very high fire hazard severity zones. Get insurance quotes before you remove contingencies.
  • Mulholland Highway and canyon roads. The routes to Malibu are scenic but slow, can close for fires or storms, and see heavy weekend traffic from cyclists and motorcyclists.
  • The 101 commute. Drive your actual commute at the hours you'd make it before you commit. The 101 through the West Valley backs up in both directions.
