A. E. Hanson's 1950 ranch community

Landscape architect A. E. Hanson, who had already created Rolling Hills on the Palos Verdes Peninsula, began developing Hidden Hills in 1950 as a gated community of ranch homes on large lots. The bridle trails, white three-rail fences and streets without sidewalks that came out of his country-ranch vision have been kept ever since, and residents incorporated it as a city in 1961. It is still one of the few places in Los Angeles County built entirely around horses.

The homes

Hidden Hills is one of the smallest cities in LA County, under two square miles, and the whole city sits behind gates. It was laid out in the 1950s by landscape architect and developer A. E. Hanson as a planned ranch community and incorporated in 1961. The original vision still shows: large lots, often an acre or two, many with barns, corrals, riding rings, pools and tennis courts, all lined with white three-rail fences.

The classic home is a sprawling single-story ranch, but decades of rebuilding have added large traditional, farmhouse, Mediterranean and contemporary estates, often on the same streets. Because the lots are big and the rules are strict, the streets still read as open and green, with homes set well back from the road. Inside the gates, the housing is single-family estates.

The feel

  • Bridle trails run throughout the city, connecting streets and neighborhoods for riders, and link to the Upper Las Virgenes Canyon Open Space Preserve next door.
  • Community facilities inside the gates include riding arenas, tennis courts and a community center.
  • Country streets have no sidewalks, and rules limit things like outdoor lighting, which keeps the rural look.
  • Calabasas and Woodland Hills are just outside the gates for groceries, restaurants and errands, including The Commons and Old Town Calabasas.

Getting around

Hidden Hills sits just north of the 101 between Calabasas and Woodland Hills, so the freeway is a couple of minutes from the gates. Warner Center is about 10 minutes away, Sherman Oaks often 20 to 25 minutes off-peak, and Santa Monica or Century City usually 40 to 50 minutes via the 101 and 405, longer at rush hour. Malibu is about 30 minutes over Malibu Canyon Road.

What's new

  • Rams Village at Warner Center. About 10 minutes east, the former Promenade mall site has been cleared for the Rams' planned district, with a permanent headquarters and training facility, more than 3,100 homes, retail and a hotel. Vertical construction is projected to start in 2027. (The Registry)
  • The Commons expansion. In nearby Calabasas, construction started in February 2026 on new shops, restaurants and apartments at The Commons, with some stores possibly opening by the end of 2026. (The Acorn, via Caruso)
  • Wallis Annenberg Wildlife Crossing. The planted bridge over the 101 at Liberty Canyon in Agoura Hills was in its final construction phase in spring 2026, with opening set for December 2026. (Secret Los Angeles)

Good to know

  • Gate access. The entire city is gated, and the community association manages the gates, guest lists and contractor access. Ask how deliveries, workers and guests are handled before you buy.
  • HOA rules and architectural review. Homeowners belong to the community association, and both the association and the City of Hidden Hills review plans. Expect rules on fences, height, second stories, lighting and lot coverage, and read the CC&Rs and the City of Hidden Hills codes before planning any work.
  • Horses are part of the plan. Lots are generally zoned to allow horses, and the rules have historically required space for a barn even on lots without horses. Confirm the details for a specific lot.
  • Fire zone and insurance. Hidden Hills borders open space and sits in a very high fire hazard severity zone, and the 2018 Woolsey Fire burned through the surrounding hills. Get insurance quotes early in escrow.
