Zip code 91604, Mar 2026 to May 2026, from the Redfin Data Center. 91604 covers most of Studio City. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.
Comedy producer Mack Sennett opened his new studio on Ventura Boulevard in 1928, and the community around it took the name Studio City. The lot later became Republic Pictures and then CBS Studio Center (today Radford Studio Center), and it still anchors the neighborhood's film and television identity.
The homes
Studio City gives you more house and more yard for the money than most of the Westside or the Eastside hills. North of Ventura Boulevard, the flats are full of 1940s and 1950s ranch homes, traditional and Spanish houses, and newer modern farmhouse builds, many with backyard pools. Pockets like the Silver Triangle and Colfax Meadows are known for their tree-lined streets.
South of Ventura, the hills climb toward Mulholland Drive, with mid-century post-and-beam houses, contemporary hillside homes and views across the Valley. There are also plenty of condos and townhomes along the main boulevards.
The feel
- Ventura Boulevard is the main street, with a long stretch of restaurants, including the famous "sushi row," coffee shops, gyms and shops.
- Tujunga Village is a smaller, charming block of cafes and boutiques.
- Radford Studio Center, long known as CBS Studio Center, sits on the lot Mack Sennett built in the 1920s, which gave Studio City its name. Universal, Warner Bros. and Disney are all close by.
- Trails and green space at Fryman Canyon and Wilacre Park in the hills, plus the LA River greenway path along the river.

- Asanebo (Ventura Blvd). A longtime anchor of sushi row, prized for pristine nigiri and a splurge-worthy omakase. The Infatuation

- Mantee Cafe (Ventura Blvd). An Armenian restaurant named for its specialty, small baked mantee dumplings. The Infatuation
- Sushi Tomoki (Cahuenga Blvd W). A newer sushi counter serving top-tier nigiri without omakase-level prices. The Infatuation
- The Baked Potato (Cahuenga Blvd). A tiny jazz club open since 1970, where the house specialty is, fittingly, an oversized baked potato. The Infatuation
Getting around
The 101, the 170 and Ventura Boulevard connect you across the Valley, and Laurel Canyon and Coldwater Canyon lead over the hill to West Hollywood and Beverly Hills. The Metro B Line stops at Universal City/Studio City, with direct trains to Hollywood and Downtown. Burbank's airport is often 15 to 20 minutes away.

- North Hollywood to Pasadena Bus Rapid Transit. Metro broke ground in April 2026 on a 19-mile rapid bus line linking North Hollywood, Burbank, Glendale, Eagle Rock and Pasadena, with completion targeted before the 2028 Olympics. (Metro)
- LA28 in the Sepulveda Basin. The 2028 Olympic plan puts 3x3 basketball, BMX, skateboarding and modern pentathlon at the Sepulveda Basin Recreation Area, a short drive west on the 101. (Spectrum News 1)
Good to know
- Valley heat. Summer afternoons can run 15 degrees or more warmer than the coast. Good AC and a pool get a lot of use.
- Hillside fire zones. Homes south of Ventura in the hills often fall in fire hazard severity zones. Get insurance quotes early.
- Pools and slopes. Add a pool inspection, and for hillside homes, a look at retaining walls, drainage and foundations.
- City of LA rules apply, including hillside building limits and rent stabilization on many pre-1978 multi-unit buildings.
