Sherman Oaks takes its name from Moses Sherman, the streetcar builder whose syndicate bought about 47,500 acres of the southern San Fernando Valley in 1910. Sherman kept 1,000 acres for himself and subdivided them in 1927, and the crossing of Ventura and Van Nuys Boulevards grew into the commercial heart of the new town, as it still is today.
The homes
North of Ventura Boulevard, the flats are a grid of tree-lined streets with 1940s and 1950s ranch homes, traditional and Cape Cod style houses, and a steady stream of new builds, many in a modern farmhouse or contemporary style. Lots are typically sized for a pool and a real backyard, which is a big part of the draw compared with the Westside.
South of Ventura, the hills rise toward Mulholland Drive, with mid-century post-and-beam homes, contemporary rebuilds and houses angled for views across the Valley. Closer to the boulevards and the freeways, there are plenty of condos and townhomes, from older garden-style complexes to newer mid-rise buildings.
The feel
- Ventura and Van Nuys is the busy heart of the boulevard, with restaurants, coffee, fitness studios and shops spreading out in every direction.
- Two big shopping centers. The Sherman Oaks Galleria at Ventura and Sepulveda has offices, restaurants and a cinema, and Westfield Fashion Square on Riverside Drive covers department stores and everyday shopping.
- Van Nuys Sherman Oaks Park has ball fields, tennis courts, a pool and a recreation center.
- Valley weather. Summers run hot and dry, often well above coastal temperatures, so shade, AC and a pool all earn their keep.

Getting around
Sherman Oaks sits at the 405 and 101 interchange, one of the busiest in the country, so you can head in almost any direction. The 405 through the Sepulveda Pass is the main route to Westwood, Santa Monica and LAX, often 20 to 30 minutes to the Westside off-peak and much longer at rush hour. Beverly Glen and Coldwater Canyon are the local canyon alternatives, and the Metro G Line busway runs east to west a short drive north.
What's new
- Sepulveda Transit Corridor. In January 2026, the Metro Board selected an underground heavy rail line linking the Valley to the Westside through the Sepulveda Pass, with planned stops including Ventura Boulevard and UCLA. It's now in environmental review, and funding and a timeline are still being worked out (Metro).
- Olympic events next door. The Sepulveda Basin Recreation Area, just northwest, is a confirmed venue for the 2028 Olympics, with events including BMX, skateboarding and 3x3 basketball (LA28).
Good to know
- City of LA rules apply, including hillside building limits south of Ventura and rent stabilization on many pre-1978 multi-unit buildings.
- Hillside fire zones. Homes in the hills often fall in very high fire hazard severity zones, which can affect insurance. Get quotes early.
- Freeway proximity. Homes near the 405 and 101 can pick up noise. Visit at different times of day before you commit.
- Pools and slopes. Add a pool inspection, and for hillside homes, a close look at retaining walls, drainage and foundations.
