Zip code 91607, Mar 2026 to May 2026, from the Redfin Data Center. 91607 lines up closely with Valley Village, but it includes many condos and townhomes along the boulevards, so house medians are the better guide. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

The anchor
Chandler Boulevard's old Red Car line

Pacific Electric's Red Cars reached North Hollywood in December 1911 and ran west along Chandler Boulevard on the old Southern Pacific branch toward Van Nuys, right through what became Valley Village. Rail service ended in December 1952, and in 2005 the same right-of-way reopened as the Metro G Line busway, with a Laurel Canyon/Valley Village station on the old route.

The homes

Valley Village started as a cluster of houses built in the 1930s by workers at the nearby studios, and that era still shapes the streets. Most of the homes are single-story Spanish and ranch houses from the 1930s through the 1950s, often around 1,700 square feet, on flat lots with room for a backyard and, often, a pool. Many have been opened up, added onto or rebuilt, so a block can mix original Spanish bungalows with modern farmhouse builds. Mature trees shade a lot of the side streets.

The main boulevards are a different story. Magnolia, Riverside, Burbank, Laurel Canyon and Chandler are lined with apartments, condos and small townhome complexes, which gives the area a large supply of attached homes. If you're comparing it with Studio City or Sherman Oaks, the houses here are generally on flatter ground, with no hillside section.

The feel

  • Valley Village Park, on Westpark Drive, has a play area, picnic tables and paved paths.
  • Magnolia Boulevard runs east into the NoHo Arts District, with its theaters, cafes and restaurants a few minutes away.
  • Chandler Boulevard follows the old Red Car route, with the G Line busway along its median and a station at Laurel Canyon.
  • The Tujunga Wash runs along the western edge, and the restored Tujunga Wash Greenway, with a native-plant stream and paths, sits just north near Coldwater Canyon and Oxnard.

Eat, drink, shop

  • Sushi Don (Laurel Canyon Blvd). A small counter-service sibling of Sasabune, known for donburi rice bowls and nigiri combos at friendly prices. The Infatuation
  • Republic of Pie (Magnolia Blvd, NoHo Arts District). A pie shop and cafe with slices in classic and unusual flavors, coffee and a daytime menu. The Infatuation
  • Tonga Hut (Victory Blvd, nearby). A dim tiki bar often called the oldest surviving one in LA, with classic rum drinks. The Infatuation
  • Lahmaju House (Vanowen St, nearby). A strip-mall Armenian bakery baking lahmajun to order, plus potato perashki. The Infatuation

Getting around

Valley Village sits right where the 101 and the 170 meet, so Hollywood is often 15 to 20 minutes away off-peak and Downtown 25 to 35. Laurel Canyon and Coldwater Canyon lead over the hill to West Hollywood and Beverly Hills. The Metro B Line at North Hollywood, a few minutes east, runs to Hollywood and Downtown, and the G Line busway stops at Laurel Canyon on its way across the Valley. Hollywood Burbank Airport is usually 15 to 20 minutes away.

What's new

  • North Hollywood to Pasadena Bus Rapid Transit. Metro broke ground in April 2026 on a 19-mile rapid bus line from the North Hollywood station through Burbank, Glendale and Eagle Rock to Pasadena, targeted for completion before the 2028 Olympics. (Metro)
  • Hollywood Burbank Airport's new terminal. A new 14-gate terminal was scheduled to open on October 13, 2026, replacing the airport's older terminal. (ABC7)
  • LA28 in the Sepulveda Basin. The 2028 Olympic plan puts 3x3 basketball, BMX, skateboarding and modern pentathlon at the Sepulveda Basin Recreation Area, a short drive west on the 101. (LA28)

Good to know

  • City of LA rules apply, including rent stabilization on many pre-1978 apartment buildings, which matters if you're looking at a duplex or small income property.
  • Flat lots, older systems. Many houses date to the 1930s through 1950s. Add a sewer line scope and a look at the electrical panel, plumbing and any unpermitted additions.
  • Valley heat. Summer afternoons can run 15 degrees or more warmer than the coast, so AC and a pool get a lot of use.
  • Freeway edges. Homes near the 101 and 170 can pick up freeway sound. Visit at different times of day before you commit.
