Riverside Drive is Toluca Lake's small-town main street, set between the Warner Bros. and Universal lots. At its east end in Burbank sits Bob's Big Boy, designed by Wayne McAllister in 1949 and now the oldest remaining Bob's in the country, a landmark of the Googie-era roadside architecture that grew up alongside the studios.
The homes
Toluca Lake is one of the Valley's older and more established neighborhoods, and it shows in the architecture. Most homes date from the 1930s through the 1950s: traditional and Colonial Revival houses, Spanish Colonial homes with tile roofs, and English style cottages and Tudors, set on wide, tree-lined streets. Lots are larger than in much of the surrounding area, and many homes have been carefully restored or expanded.
The rarest homes back onto the lake itself, a small private lake ringed by estate properties. Elsewhere you'll find condos and townhomes, mostly along Riverside Drive and toward the edges of the neighborhood near North Hollywood and Burbank.
The feel
- Riverside Drive is the main street, with restaurants, coffee shops, salons and longtime neighborhood businesses.
- The lake is private and mostly hidden behind homes, so the neighborhood's character comes more from its streets and mature trees than from water views.
- Lakeside Golf Club, a private club dating to the 1920s, is right next door along the LA River.
- Studio country. Warner Bros. in Burbank, Universal and Disney are all a short drive away, which makes this one of the closest neighborhoods to the studios.
Eat, drink, shop
- Sushi Yuzu (Riverside Dr). A busy sushi spot known for its lime roll, sampler plates and a well-priced omakase. Time Out LA

Getting around
The 134 and the 101 are both close, and the 170 is a short drive west. Hollywood Burbank Airport is often 10 to 15 minutes away. The Metro B Line stations at North Hollywood and Universal City/Studio City connect to Hollywood and Downtown, and Cahuenga Pass and Barham Boulevard lead over the hill to Hollywood, often 15 to 20 minutes off-peak.
What's new
- New Burbank airport terminal. Hollywood Burbank Airport's replacement terminal, with 14 gates and a new parking garage, is set to open on October 13, 2026 (NBC Los Angeles).
- North Hollywood to Pasadena bus rapid transit. Metro has broken ground on a BRT line connecting the North Hollywood station through Burbank and Glendale to Pasadena, with opening currently targeted for early 2028 (Secret Los Angeles).
- Warner Bros. headquarters. The Gehry Partners designed Second Century office buildings, completed in 2023 next to the Warner Bros. lot in Burbank, now house the studio's headquarters (Architectural Record).
Good to know
- Two cities. Most of Toluca Lake is in the City of Los Angeles, but a portion falls in Burbank, which has its own permitting, zoning and utility rules. Confirm which city a specific address is in.
- Older homes, older systems. With so many homes from the 1930s and 1940s, plan for sewer line, electrical, plumbing and foundation inspections.
- Lakefront homes come with their own considerations, including shared lake rules and maintenance. Ask for details early.
- Flight paths and traffic. Depending on the street, you may notice airport noise or studio traffic. Visit at different times of day.
- City of LA rules apply on the LA side, including rent stabilization on many pre-1978 multi-unit buildings.
