The homes
Much of Culver City's housing dates from the 1920s through the 1950s. Streets in areas like Carlson Park have Spanish Colonial Revival homes, Traditional bungalows and postwar ranch houses on modest flat lots, many with detached garages and room in back for an ADU. Culver Crest and Blair Hills add hillside mid-century homes with views across the Westside, and condos and townhomes fill in near downtown and the rail stations. The Hayden Tract, reshaped by architect Eric Owen Moss, is one of the city's more unusual architecture stops.
Playa Vista is one of LA's few true master-planned communities, built from the early 2000s on the former Hughes Aircraft site, where the Spruce Goose was built. Almost everything is less than about 25 years old, which is rare on the Westside. Most homes are condos and townhomes in mid-rise buildings and courtyard communities, with fewer single-family homes on compact lots, attached garages and shared pools, fitness rooms and clubhouses.
Prices
The price figures on this page use 90230 for Culver City, which also includes parts of nearby unincorporated and City of LA areas, and 90094 for Playa Vista, where nearly all sales are condos, townhomes and newer houses. Culver City also spans 90232. Because the housing types differ so much, compare condos to condos: a Playa Vista townhome and a Culver City bungalow on its own lot are different kinds of purchases, and Playa Vista's HOA dues and special taxes add to the monthly picture.
The feel
Culver City is a studio town with a real downtown. Sony Pictures Studios occupies the former MGM lot, the Culver Studios lot is home to Amazon's studio operations, and downtown has restaurants, theaters, the Culver Steps plaza and the 1924 Culver Hotel. Baldwin Hills Scenic Overlook, on a ridge at the east edge of town, has views from Downtown to the ocean, and the Ballona Creek bike path runs to Marina del Rey.
Playa Vista is planned around parks. Central Park has open lawns and sports courts, smaller green spaces are scattered throughout, and Runway at Playa Vista has a grocery store, restaurants, cafes and a movie theater. The Ballona Wetlands Ecological Reserve borders the community, and large tech and media campuses sit inside it, including the historic Spruce Goose hangar.
Getting around
Culver City has the rail: the Metro E Line stops at Culver City station, next to Ivy Station, and at La Cienega/Jefferson, with trains to Santa Monica and Downtown. It sits between the 10 and the 405, and Santa Monica, LAX and Downtown are each often 20 to 30 minutes off-peak. Playa Vista sits between the 405 and the coast, with the 90 just north, and LAX is usually about 10 minutes away. It has no rail station inside, and rush hour on Jefferson, Lincoln and the 405 can be slow. The LAX people mover, linking the terminals to the Metro, is set to open January 6, 2027.
City and rules
Culver City is its own city, so permits, zoning and ADU rules run through Culver City, which also has its own rent stabilization ordinance and a city transfer tax that rises in brackets on higher-priced sales; see the city's transfer tax details. Playa Vista is in the City of Los Angeles, with City of LA permits and transfer taxes on higher-priced sales. Parts of Playa Vista generally carry Mello-Roos or other community facilities district taxes, and most homes pay into a master association plus a building or community HOA, so review budgets, reserves and tax disclosures early. Verify rates with your escrow officer.
Weather
Both get mild Westside weather. Playa Vista, closer to the ocean, sees more morning marine layer in late spring and early summer and stays mild most of the year. Culver City, a few miles inland, can run a few degrees warmer on summer afternoons.
Questions people ask
Is Playa Vista part of Culver City?
No. Playa Vista is in the City of Los Angeles, while Culver City is its own city a few miles northeast. Some nearby addresses carry a Culver City mailing address but sit in Los Angeles or unincorporated county areas, so confirm the jurisdiction for any home.
What is the difference between Culver City and Playa Vista?
Culver City has mostly older homes, from 1920s Spanish houses to postwar ranches, plus condos near its downtown and rail stations. Playa Vista is a newer master-planned community, built from the early 2000s, with mostly condos and townhomes, shared amenities and HOA dues.
Does Playa Vista have Mello-Roos taxes?
Parts of Playa Vista generally carry Mello-Roos or other community facilities district taxes on top of regular property taxes. Amounts vary by property, so read the tax disclosures and verify with the LA County Treasurer and Tax Collector.
