The homes
Culver City housing dates mostly from the 1920s through the 1950s. Areas like Carlson Park have Spanish Colonial Revival homes, bungalows and postwar ranch houses on modest flat lots, many with room for a guest house or ADU. Culver Crest and Blair Hills add mid-century hillside homes with Westside views, and condos range from 1960s buildings to newer mixed-use projects near downtown and the rail stations.
Mar Vista is mostly single-family streets of post-war bungalows and ranch homes on regular-sized lots, many expanded or rebuilt into larger modern homes. Mar Vista Hill has some ocean and Westside views. Its landmark is the Mar Vista Tract, 52 modernist houses by Gregory Ain from 1948, with landscaping by Garrett Eckbo, now a Historic Preservation Overlay Zone.
Prices
The price figures on this page use 90230 for Culver City and 90066 for Mar Vista. Both zips cross neighborhood lines: 90230 also includes nearby City of LA and unincorporated areas, and 90066 includes parts of Del Rey. Culver City also spans 90232, which isn't shown. In both, original homes and full rebuilds on similar lots can be far apart in price, so compare homes of the same condition.
The feel
Culver City is a studio town. Sony Pictures Studios occupies the former MGM lot, and downtown has restaurants, theaters, the Culver Steps plaza and the 1924 Culver Hotel. The Baldwin Hills Scenic Overlook sits on a ridge at the east edge, and the Ballona Creek bike path runs to Marina del Rey.
Mar Vista is more residential. The Mar Vista Farmers Market fills Grand View Boulevard every Sunday morning, Venice Boulevard carries restaurants and coffee shops, and Abbot Kinney, Culver City and the beach are all a short drive or bike ride away.
Getting around
Culver City has the Metro E Line at Culver City station and La Cienega/Jefferson, with trains to Santa Monica and Downtown. It sits between the 10 and the 405, and Santa Monica, LAX and Downtown are each often 20 to 30 minutes off-peak. Mar Vista is surrounded by the 405, the 10 and the 90, so Santa Monica and LAX are close, and the E Line is a few minutes east. Rush hour on the 405 takes planning from either.
City and rules
This is the main structural difference. Culver City has its own permits, zoning, ADU rules, rent stabilization ordinance and a city transfer tax that rises in brackets on higher-priced sales. Mar Vista follows City of LA rules, including rent stabilization on many pre-1978 multi-unit buildings, and exterior changes in the Mar Vista Tract go through design review. Verify transfer taxes for any address with your escrow officer.
Weather
Both have mild Westside weather. Mar Vista, a couple of miles from the beach, gets a bit more ocean influence and morning marine layer in late spring and early summer. Culver City sits a little farther inland and can run slightly warmer on summer afternoons.
