Warner Center

Warner Center is named for Harry Warner, one of the Warner Bros. founders, who assembled a horse ranch of more than 1,000 acres here starting in the 1930s and 40s. After the ranch land was sold in the late 1960s it was planned as the West Valley's business and shopping hub, and the family donated the 20-acre Warner Ranch Park (now Warner Center Park) to the city in 1967.

The homes

Woodland Hills sits at the far west end of the San Fernando Valley, where the flats meet the Santa Monica Mountains. North of Ventura Boulevard and along the 101, the streets are mostly 1950s and 1960s ranch homes and mid-century houses on generous lots, many with pools, plus a growing number of remodels and new builds that keep the single-story footprint.

South of Ventura, the land climbs into the hills toward Mulholland Drive, with view homes on winding streets, larger custom houses and a few gated enclaves. Around Warner Center, north of the 101, you'll find most of the area's condos, townhomes and newer apartment buildings.

The feel

  • Warner Center is the commercial core, with Westfield Topanga's department stores and The Village's open-air shops and restaurants side by side.
  • Ventura Boulevard's west end has a lower-key run of restaurants, coffee shops and everyday errands.
  • Pierce College has a working farm on its campus, with fields and livestock, an unusual sight inside the city limits.
  • Trails and big heat. The hills connect to trails into Topanga State Park, and the official station at Pierce College recorded 121 degrees in September 2020, the highest temperature on record in LA County.

Eat, drink, shop

  • The Brothers Sushi (Ventura Blvd). A serious sushi bar with tiered omakase menus and a well-loved chirashi bowl. The Infatuation
  • Chennai Tiffins (Victory Blvd). South Indian comfort cooking, with dosas, vadas and idli with sambar. The Infatuation
  • Asal Bakery & Kabob (Ventura Blvd). A Persian market and bakery best known for its huge sesame sangak flatbread, plus kabobs to go. The Infatuation
  • Doan's Bakery (Ventura Blvd). A small cake shop famous for its white chocolate coconut bundt cake. The Infatuation

Getting around

The 101 runs right through Woodland Hills, and Topanga Canyon Boulevard heads south over the mountains to the Pacific Coast Highway and Malibu, often 25 to 30 minutes off-peak. Santa Monica and the Westside are usually 30 to 45 minutes via the 405, and Downtown can take 40 minutes or more. The Metro G Line busway has a stop at Canoga Avenue in Warner Center and runs east to the B Line at North Hollywood.

What's new

  • Rams Village at Warner Center. The Rams moved their practice facility to a temporary site in Woodland Hills ahead of the 2024 season (Rams). Their owner's planned district on the former Promenade mall site, with a permanent headquarters and training facility, housing, retail, a hotel and park space, cleared the old mall in 2026, with permanent construction targeted to begin in 2027 (The Registry).
  • Warner Center 2035 plan. The City's specific plan, adopted in 2013, guides Warner Center's growth into a denser, mixed-use district, which is why so many new apartment and mixed-use buildings are going up there (San Fernando Valley Business Journal).

Good to know

  • City of LA rules apply across Woodland Hills, including hillside building limits and rent stabilization on many pre-1978 multi-unit buildings.
  • Fire zones. Homes south of Ventura and near the mountains often fall in very high fire hazard severity zones. Get insurance quotes early in escrow.
  • Heat and energy. Look at the age of the AC, the insulation and the roof, and consider whether solar makes sense. Summer cooling bills can be real.
  • Pools and slopes. Add a pool inspection, and for hillside homes, a look at retaining walls, drainage and foundations.
  • Construction nearby. If you're buying close to Warner Center, expect years of building activity around the Rams site and other projects. Check the City's planning records for the blocks around you.
