Zip code 90024, Mar 2026 to May 2026, from the Redfin Data Center. 90024 covers Westwood, Holmby Hills' edge and the Wilshire Corridor, so condos make up most sales; house medians are the better guide for Westwood's single-family streets. Zip codes don't line up neatly with neighborhood borders, and medians hide a wide range of homes, so treat these as a rough feel for the area.

Westwood Village

The Janss Investment Company opened the Village in 1929 from a plan by Harland Bartholomew and L. Deming Tilton: a Mediterranean-style shopping district with angled streets, red tile roofs and height and sign controls, timed to the opening of UCLA's new campus next door. The first building was the domed Janss headquarters, and the Fox Theatre, opened in 1931 with its 170-foot tower, became the Village's beacon. It was one of the first planned shopping districts of its kind in the country, and that plan still shapes the streets between Wilshire and campus.

The homes

Westwood was planned in the 1920s around the new UCLA campus, and its single-family streets still show it. East of the Village, the area known as Holmby-Westwood has 1920s and 1930s Traditional, Spanish Colonial Revival, Tudor and Monterey Colonial homes on gently rolling, tree-lined streets. Other pockets mix in mid-century and newer homes, and some hillside lots have canyon or city views.

Closer to the Village and Wilshire Boulevard, the housing turns to condos and apartments: garden-style buildings from the 1950s and 1960s, newer mid-rise condos, and the high-rise towers of the Wilshire Corridor at the area's southern edge. That mix is why condo sales dominate the zip, while the house streets trade at a very different level.

The feel

  • Westwood Village has Spanish Revival storefronts and two historic theaters, the 1931 Village Theatre with its white tower and the 1937 Bruin across the street.
  • The Hammer Museum on Wilshire is free and shows contemporary art, with a courtyard and a small cinema.
  • UCLA's campus works as a big public garden: Royce Hall's brick towers, the Mildred E. Mathias Botanical Garden, the Murphy Sculpture Garden and the Fowler Museum.
  • Westwood Village Memorial Park is a small, leafy cemetery tucked behind the office towers just off Wilshire, and Ronald Reagan UCLA Medical Center stands at the campus's southern edge, just above the Village.

Eat, drink, shop

  • Diddy Riese (Broxton Avenue). A tiny, long-running cookie shop famous for cheap ice cream sandwiches. The Infatuation
  • Attari Sandwich Shop (Westwood Boulevard). A casual Persian lunch spot for sandwiches, soups and stews, with a leafy patio. The Infatuation
  • Saffron & Rose (Westwood Boulevard). Persian ice cream in flavors like saffron, rosewater and orange blossom. Time Out LA
  • Violet Bistro (Glendon Avenue). A French bistro in the Village with a pretty, plant-lined patio. The Infatuation
  • Gushi (Gayley Avenue). A small counter for Korean barbecue rice bowls. The Infatuation
  • Mandi House (Gayley Avenue). Yemeni restaurant serving slow-cooked lamb and chicken over fragrant rice. The Infatuation

Getting around

The 405 runs along Westwood's west side, and Sunset and Wilshire Boulevards connect it east to Beverly Hills and west to Brentwood and Santa Monica. Outside rush hour, Santa Monica is often 15 minutes, Beverly Hills 10 and LAX 20 to 30, though the 405 and Wilshire near the freeway are among the slowest stretches in the city at peak times. The Village is compact, and parking there is mostly metered or in public structures.

What's new

  • D Line subway to Westwood. Metro's D Line extension is under construction with two Westwood stations, Westwood/UCLA and Westwood/VA Hospital, tentatively set to open in fall 2027 (Spectrum News).
  • Sepulveda Pass rail. In January 2026 the Metro Board chose an underground heavy rail line linking the Valley to the Westside, with a stop on the UCLA campus. Environmental review comes next, and the target completion of 2033 depends on funding (Daily Bruin).
  • The Bruin and Village theaters. Both closed in 2024. The 1937 Bruin was set to reopen in mid-October 2026 under a new operator, and the Village Theatre is expected to reopen in 2027 under the American Cinematheque. Check current status (Daily Bruin).
  • The Hammer Museum's expansion. A two-decade renovation wrapped up in 2023 with a new Wilshire entrance, more gallery space and an outdoor sculpture terrace (The Art Newspaper).

Good to know

  • City of LA rules. Westwood is part of the City of Los Angeles. The Village has its own specific plan with design rules, and some residential areas have specific plans or design guidelines that affect additions, so check the address with LA City Planning.
  • Construction nearby. Subway work continues along Wilshire until the stations open. Expect lane closures and staging sites for now.
  • HOA homework for condos. For any condo, ask for the HOA budget, reserve study, minutes and rental rules, since many buildings near campus limit or regulate leasing.
  • Older homes, older systems. Many houses date to the 1920s and 1930s. Inspect foundations, sewer lines and electrical carefully, and ask what has been updated.
