The homes
Palos Verdes Estates was planned in the 1920s, with the Olmsted Brothers firm shaping its curving roads, parklands and village centers. It set a Mediterranean look from the start: Spanish and Italian-inspired homes with white or cream stucco and red tile roofs, many tucked into the hillside to frame views of the ocean, Catalina or the Santa Monica Bay. Later decades added ranch, mid-century and traditional homes, but tile roofs and earthy colors still dominate, because design review has been part of the deed restrictions since the beginning.
Rancho Palos Verdes was mostly built in the 1960s and 1970s, as tracts climbed the southern and eastern slopes. The typical home is a single-story or split-level ranch or California contemporary on a terraced lot, with the living room and backyard facing the open ocean and Catalina on the south side or the harbor lights on the east. Many have been remodeled or replaced, and closer to the coast the streets get more rural, with larger lots and a few equestrian pockets. Townhome and condo communities add another option.
Prices
The price figures on this page use 90274 for Palos Verdes Estates and 90275 for Rancho Palos Verdes. The 90274 zip also covers Rolling Hills and parts of Rolling Hills Estates and Rancho Palos Verdes, so it blends several Peninsula cities. The 90275 zip covers most of Rancho Palos Verdes, from the coastline up to the hilltop neighborhoods. In both, view, lot size and how much a home has been updated move prices more than anything.
The feel
Palos Verdes Estates has two small village centers. Malaga Cove Plaza, the original, has a marble Neptune fountain modeled on the one in Bologna, arcades, a library and a handful of shops and restaurants, and Lunada Bay Plaza has cafes and everyday shops. The bluffs along Palos Verdes Drive West have trails above the water, with Bluff Cove and Lunada Bay below, and Palos Verdes Golf Club sits in the middle of the city.
Rancho Palos Verdes has the big coastal landmarks. Point Vicente, with its lighthouse and Interpretive Center, is one of the best places in LA to spot migrating gray whales in winter. Terranea Resort sits on the bluffs on the former Marineland site, with restaurants, a spa and public trails along the water. The Palos Verdes Nature Preserve stretches across canyons and ridges, with trails for biking and horseback riding and big views. San Pedro's new West Harbor waterfront district, which began opening in phases in 2026, is a short drive east.
Getting around
There's no rail on the Peninsula, so both are driving cities. From Palos Verdes Estates, Palos Verdes Drive West and North lead toward Redondo Beach, Torrance and the 110 and 405, with Torrance shops about 10 to 15 minutes away, LAX roughly 30 to 40 and Downtown about 40 to 45. From Rancho Palos Verdes, Hawthorne Boulevard and Western Avenue head north to Torrance and the 405 or east to San Pedro and the 110, with Torrance shops 15 to 20 minutes away and LAX roughly 35 to 45.
City and rules
Both are their own cities, and the City of LA's Measure ULA transfer tax generally doesn't apply; verify current transfer taxes with your escrow officer. In Palos Verdes Estates, new homes, additions and even exterior color changes generally need approval from the Palos Verdes Homes Association's Art Jury as well as the city, and many lots carry original deed restrictions on use, height and views. Rancho Palos Verdes handles its own planning, permits and view rules through the City of Rancho Palos Verdes, and the Portuguese Bend area falls in the city's mapped landslide zones, so know exactly where a property sits. In both, budget for a geotechnical review on hillside homes, and check the address on CAL FIRE maps before getting insurance quotes.
Weather
Both get Peninsula coastal weather: cool summers, morning marine layer in late spring and early summer, ocean breezes and mild winters. Higher, inland streets on the hill can sit above the marine layer on some mornings and run a few degrees warmer than the bluffs.
Questions people ask
What is the difference between Palos Verdes Estates and Rancho Palos Verdes?
They are separate cities. Palos Verdes Estates, planned in the 1920s, is known for Mediterranean homes with red tile roofs and Art Jury design review. Rancho Palos Verdes, incorporated in 1973, was mostly built in the 1960s and 1970s, with ranch and contemporary homes on terraced view lots and large open-space preserves.
Is Rancho Palos Verdes the same as Palos Verdes Estates?
No. Rancho Palos Verdes and Palos Verdes Estates are two of the four cities on the Palos Verdes Peninsula, each with its own planning and permits. A 90274 zip code can belong to more than one of them, so confirm which city a home is in.
What is the Palos Verdes Art Jury?
The Art Jury is the design review body of the Palos Verdes Homes Association in Palos Verdes Estates. New homes, additions and even exterior color changes generally need its approval along with the city's. Rancho Palos Verdes has its own city planning and view rules instead.
